It is my understanding you do not want to go that route and would like to see the entire section of the ordinance in regards to accessory building setbacks revised.That is the request that is not within my authority and requires city council approval. Below I have provided the answers to your questions. 1. The City of Zephyrhills adopted Ordinance 519 to be known as"The City of Zephyrhills Land Development Code" February 26th 1990.As to why I do not know that information as it was before my employment, but typically zoning laws are implemented for aesthetic and safety reasons. 2. R-2 zoning district average lot size is 60 x 140. Meadowood R-2 zoning average lot size is 71 x 110. 3. There have been 11-shed/garage specific,variance request in regards to setbacks. 4. There are specific code requirements for fire separation.Typically In residential construction 10 feet would be the minimum setback between neighboring structures without fire rated construction. 5. R-2 zoning districts are required to maintain 20 feet front setbacks, 10 feet side setbacks and 10 feet rear setbacks from property lines.The majority of residential districts in Zephyrhills are required to meet the stated setbacks.Some Planned Unit Development Subdivisions have 7.5 feet side setbacks. Additional information that may be helpful is that a shed 90 square feet and under is permissible to have a 5 foot setback from property line. It is my opinion that this ordinance is archaic and no longer meets the needs of the citizens of Zephyrhills.
