I am corresponding back with you to follow-up on our telephone conversation earlier today regarding the prior
discussions concerning the Morrow Steel site plan and related'multi-purpose trail. As discussed,the City considered a
few alternatives in which to deal with multi-purpose and reducing the fee payment associated with the multi-purpose
trail. Staff has discussed using the trail estimate and dividing it by two for a calculation of a 5'sidewalk and then also
subtracting the transportation impact fee. StafF has concluded��that this calculation will be satisfactory in addressing the
trail element. �
The following calculation we discussed is as follows: ��
Original 10'trail estimate was$25,567.00 divide by two=$12,784.00 minus the calculated transportation impact fee
$4,437.14 for a total payment of$8,346.86. !

This would meet the requirement of the trail and required tran'sportation impact fees as discussed. The subject money
i would be placed in escrow and used for sidewalk construction at the City's discretion. I have communicated this I
arrangement with the City Building Department and please be advised that the fee will be due prior to issuance of the �
CO for your site plan. Please communicate this arrangement on your end and respond via email if this arrangement is

1.) Morrow.Steel—Site Plan �,
An engineered site plan was submitted for the existing'Morrow Steel property located at the NW corner
of Chancey Road and Copeland Drive. The owner proposes a new office (6,006 sq ft)with parking lot
modifications and landscaping. The following points were discussed:

• SPR fee received; �
� • No new access point onto Copleand Drive are proposed;
• Engineer shall provide the City with a letter from SWFWMD stating a permit is required or
exempt; �
• Subject property shall connect to City sewer and pay appropriate connection fees;
• Engineer shall provide the City Planning Dept with a final as-built upon completion of the
project; ;
• The City/County Multi-Purpose Trail plan reflects Chancey Road as a corridor for a trail. This
trail would be on the north side of Chancey and run form Sam Pasco County Park west to 301.
There is no trail existing and therefore policy is that the cost of the trail would be placed in an
escrow account with the City for future trail construction. The cost estimate of the trail
provided by the public works director is:
Typical thickness is 6".The latest bid figure I h'ave is for Dairy Road phase II ($37 per square
yard). I

• Part of the trail cost could be reduced by waiving the transportation impact fee that will be
assessed on the new construction. This amount is$4,437.14

I am corresponding back with you to follow-up on our teleph,one conversation earlier today regarding the prior
discussions concerning the Morrow Steel site plan and related multi-purpose trail. As discussed,the City considered a
few alternatives in which to deal with multi-purpose and red'ucing the fee payment associated with the multi-purpose
trail. Staff has discussed using the trail estimate and dividing it by two for a calculation of a 5' sidewalk and then also
subtracting the transportation impact fee. Staff has concluded that this calculation will be satisfactory in addressing the
trail element. '
The following calculation we discussed is as follows: �

Original 10'trail estimate was$25,567.00 divide by two=$1�2,784.00 minus the calculated transportation impact fee
$4,437.14 for a total payment of$8,346.86. �

This would meet the requirement of the trail and required transportation impact fees as discussed. The subject money
would be placed in escrow and used for sidewalk construction at the City's discretion. I have communicated this
arrangement with the City Building Department and please 6e advised that the fee will be due prior to issuance of the
CO for your site plan. Please communicate this arrangement on your end and respond via email if this arrangement is
satisfactory. If you have any questions please do not hesitate to give me call.
