AN ORDINANCE OF THE CITY COUNCIL OF THE. CITY--OF.
ZEPHYRHILLS, FLORIDA PROVIDING FOR AMENDMENTS TO THE
FUTURE LAND USE ELEMENT OF THE ZEPHYRHILLS
COMPREHENSIVE PLAN; BY INCLUDING i IN THE FUTURE LAND
USE SECTION FOUR ADDITIONAL ZONING CATEGORIES;
PROVIDING FOR SEVERABILITY, REPEALER, AND AN EFFECTIVE

WHEREAS, the Growth Management of 1985 requires that each municipality in theState sha 1
prepare and adopt-a Comprehensive-Plan-of the-type and in the manner-set=out in the Act;--and - --
WHEREAS, Chapters 125 and 163, Florida Statutes, authorize and require the City o
Zephyrhills to prepare and enforce a Comprehensive Plan for development of the City; and -
WHEREAS, Zephyrhills City Council adopted a Comprehensive Plan on June 20, 1989 an
since that time has been subsequently amended; and
WHEREAS, due public notice of hearing on the proposed text amendment was provided o
November 3, 2011 as required by the Zephyrhills Land Development Code, as;amended, an
Chapters 163 and 166, Florida Statutes; and
WHEREAS, Section 2.01.03.22 of the Land Development Code provides for Traditional Central
Business District zoning; and
WHEREAS, Section 2.01.03.23 of the Land Development Code provides,for Traditional Central
Business District-Historic zoning; and
WHEREAS, Section 2.01.03.24 of the Land Development Code provides for Traditional Mixe
-- - - - Use zoning; and- - ----- - - - - --- -- - -- - --- - — -
WHEREAS, Section 2.01.03.25 of the Land Development;Code provides for Traditional Mixed
Use-Historic zoning; and
NOW, THEREFORE, BE IT ENACTED AND ORDAINED BY THE CITY COUNCI
OF ZEPHYRHILLS,FLORIDA,AS FOLLOWS:
SECTION 1. The Zephyrhills Comprehensive Plan is he eby amended as follows:
Residential Classification — Residential Urban (RU) and Residential/Urban Support
Classification—Mixed Use (MU)with add the following zoning districts as compatible:
TMU—Traditional Mixed Use
TMU-H—Traditional Mixed Use Historical
TCBD—Traditional Central Business District
TCBD-H—Traditional Central Business District—Historic
SECTION 2. Repealer.
Any ordinance or part of any ordinance, in conflict herewith is hereby repealed to the extent o
any conflict.
SECTION 3. Severability.
It is declared to be the intent of the City Council of the City of Zephyrhills,'Florida, that if an
section, subsection, sentence, clause, or provision of this Ordinance shall be declared invalid, th
remainder of this Ordinance shall be construed as not having contained said section, subsection
sentence, clause, or provision and shall not be affected by such holding.
SECTION 4. Inclusion in Code. -

The provisions ,of this Ordinance shall become and be made a part of the Land Development
Code of the City.of Zephyrhills, Florida. The sections of this Ordinance may be renumbered or
re-lettered and the word "ordinance" may be changed to "section", "article" or such other
appropriate word or phrase in order to accomplish such.
SECTION 5. Effective Date.
This ordinance shall:become effective upon passage on the second reading and signing by the
Mayor.
