The identified damage included damage to a number of the 2"X4" wall studs, including the corner studs, jack and king studs supporting the window headers, the window headers and portions of the double 2"X4" top plate as well as some of the %2" exterior wall sheeting. In accordance with the FLORIDA BUILDIfVG CODE 5T" EDITION (2014) EXISTING BUILDINGS, the following classification is established for the repair of this identified insect damage. In accordance with Section . 502.1, the proposed effort "is to be considered a repair". Further, since this structure has not sustained "substantial structural damage" in accordance with Section 404 Repairs, Section (B) 404.4 applies. This section provides that"For damage less than substantial structural damage, repairs shall be allowed that restore the building to its pre-damage state, based on material properties and design strengths applicable at the time of original construction. New structural members and connections used for this repair shall comply with the provisions of FLORIDA BUILDING CODE 5T" EDITION BUILDING for new buildings of similar structure, purpose and location."The following specific steps detail the requirements for the repair of this damaged wood structure. 1 William F, Stuhrke, PhD, P.E. State o orida PE#22150 _ l�l -; FARKAS Residence 37120 Foxrun Place Zephyrhills, FL 33542 February 24, 2016 ENGINEERING REPAIR DIRECTION This Engineering Repair Direction provides for the repair of the damaged wall structures in full compliance with the requirements of the FLORIDA BUILDING CODE 5T" EDTION (2014), including the FLORIDA BUILDING CODE, BUILDING, the FLORIDA BUILDING CODE, RESlDENTIAL and the FLORIDA BUILDING CODE, EXISTING BUlLDINGS. The following specific directions are provided for the repair and restoration of the damage identified in the wall structure of the Farkas Residence located at 37120 Foxrun Place, Zephyrhills, FL (33542). The specific directions are provided relative to the wall section shown in Attachment"A". • Shorinq — Prior to demolition of the damaged portions of the exterior bearing walls, shoring must be provided to insure that the roof and roof structures are adequately supported during the repair and restoration. • Demolition — Upon removal of the interior wall covering materials from the damaged areas of the exterior wall, the full extent of the damaged wood structures will be identified. All of the structurally damaged wood material is to be removed and replaced. Based on the preliminary evatuation, this may involve the removal and replacement of a number of the 2"X4"exterior wall and corner wood studs, jack and king studs supporting the window headers, the window headers, sections of the double 2"X4"top plate and the damaged sections of the %" OSB or '/" CDX Plywood sheeting. The portion of the double 2"X4" top plate, which is found to have been damaged must be removed in such a manner that the replacement section of double top plate will be provided with a minimum 16" of overlap splice. The pressure treated 2"X4" bottom plate is undamaged, however some additional attachment to the existing concrete foundation structure may be required. • Load Bearinq Frame Wall —The schematic load bearing wall structure is shown in Attachment "B". This attachment should be employed as applicable in the repair and restoration of the damaged exterior load bearing wall structure. The required strapping and connectors for the rebuilt and restored bearing walls are identified in the attachment with capital letters. The SIMPSON SSP connected to the bottom plate is to be secured employing 5 -10d nails and provides uplift allowable capability of 455 pounds. , o E - This is a SIMPSON DSP stud plate tie, securing the two King Studs to the double top plate. The '/z� anchor bolt is to be instafled 6°from the I end of the wall and all openings and then 24" on center. � o H —This is a SIMPSON MTS12 twist strap with 14, 10d X 1%" nails securing the double top plate to the roof rafters or roof trusses, providing an uplift capability of 1000 pounds. • Double Top Plate—The damaged portions of the 2"X4" double top plate must be removed such that a minimum of 16" is available for the splice to insure adequate continuity for the "continuous" top plate system. The replacement , stucco material is to be provided with the required double layer of vapor and moisture barriers installed over the plywood sheathing and then installed as a three coat stucco system reinforced with galvanized or stainless steel wire mesh and secured with galvanized or stainless steel fasteners. The three coat stucco system is to provide a minimum thickness of 7l8" of masonry material. The stucco is to be finished and painted to match the existing stucco materials. In those areas where the existing stucco is to be retained over new plywood sheeting which has been provided with the required double layer of moisture and vapor barrier, the stucco is to be secured to the new sheeting with #10 X 2" � galvanized or stainless steel wood screws, installed 16" on center horizontally ' and vertically. • Window Installation —The existing windows are to be reinstalled into the repaired openings and secured with #8 X 3" galvanized or stainless steel screws, 6"from all corners and then 12" on center on the sides and top to insure that the window , is secured to adequately provide for the +25.5 PSF /-27.6 PSF wind load pressures. ' • Interior Wall Finish — Upon completion of the structural repair of the wall, � including the installation of minimum R11 insulation, the interior walls are to be , finished to match the existing.
