SECOND AMENDMENT TO ORDINANCE NO. 88 3b
' AN AMENDMENT OF SECTION 4(b) OF ORDINANCE NO. 88, WHICH
SAID ORDINANCE IS ENTITLED "AN -ORDINANCE REGULATING AND
RESTRICTING TITS HEIGHT, NUMBER OF STORIES, AND SIZE OF .
BUILDINGS AND. OTHER STRUCTURES,'. THE PERCENTAGE OF LOT .
THAT MAY BE OCCUPIED,. THE SIZE OF YARDS, COURTS AND OTHER
OPEN SPACES, THE DENSITY OF POPULATION, AND THE LOCATION
AND USE OF BUILDINGS, STRUCTURES., AND LAND AND WATER FOR
TRADE, INDUSTRY, RESIDENCE AND OTHER PURPOSES WITHIN THE
CITY OF ZEPHYRHILLS,. FLORIDA."
WHEREAS, Section 4(b) of Ordinance No. 88 provides that "Resi-
deltial A-1 district lots shall be not less than Six Thousand Five
Hundred (6,500) square feet in area with a minimum width of Fifty
feet (50) ;" and
WHEREAS, the lots between 19th Street and 20th Street from
South Avenue to 13th Avenue extend all the way from 19th Street
to 20th Street, varying in length from 182.5 feet at 13th Avenue
to, 190 .15 feet at South Avenue, and varying in width from 30 feet
upwards; and
WHEREAS, by reason of the unusual lengths of the lots between
19th Street and 20th Street., as aforesaid, in orddr to conform to
the present minimum lot area and width requirements there results
a waste of land area as well as lack of uniformity of houses between
19th Street and 20th Street; and
WHEREAS, the City Council 'of the City of Zephyrhills, Florida,
at its regular meeting November 4, 1957, duly passed a motion to
amend Ordinance No. 88 so as to provide that the lots between 19th
Street and 20th Street could be split in such a way that houses
could be built facing both 19th Street and 20th Street;
NOW, THEREFORE, BE IT ENACTED AND ORDAINED BY THE CITY COUNCIL
OF THE CITY OF ZEPHYRHILLS, FLORIDA, AS FOLLOWS:
THAT Section 4(b) of Ordinance No. 88 be amended toiread as
follows:
"(b) Lot Area: Residence A-1 district lots shall be not less
than Six Thousand, Five Hundred ( 6,500) square feet in area with a
minimum width of Fifty (50) feet, excepting, however, that lots
between 19th Street and 20th Street from South Avenue to 13th Avenue
shall have a minimum lot area of Five Thousand Four Hundred Seven-
Five (5,475) square feet, and a minimum width of Sixty ( 60) feet."

THAT all portions of zoning ordinances heretofore enacted
inconsistent with this Amendment are hereby repealed to the extent
of such conflict. All other parts of Ordinance No. 88, hereinabove
referred to, not inconsistent herewith, are- hereby reiterated and
are to remain in full force and effect .
The foregoing Second Amendment to Ordinance No. 88 was read
and passed on its first reading by the City Council of the City of
