$� FLO�D ELEVATIUN: Upan the signing af this connact,the builder assumes that the locatian
of the home is nat located in th� 1 QU year flood plain as outlined in the National F1_ood Inswrance
Rate Map. If the home is located in the 100-year flaod plain,Federai Law makes it mandatory
that the finished floor slab level is a minimum af 12"above the flood elevatian.A licensed
i surveyor wiil be needed to determine the slab elevation,and after the slab is poured,the surveyar
� will again be needed ta certify the elevation as correct.Due to Federal law the hame cannot
praceed past floor ievel until this elevation is certified.
9) PAYMENT UF ALL SURYEYS IS THE RESPONSIBILTTY OF THE HOMEUWNER{S�. The survey
fees are included in the cost of the new hame up�a$504.00.Above this amount is by owner.
10) SEPTIC SYSTEM: If this hame contract includes a septic t,ank installation,it is assumed to be
a regular in ground installation. Should an elevated tank be necessary due to the State Health
Board,the builder will notify the Owner af the difference in cost.Each `zaised' system varies in
cost,and this cast cannat be determined un�il the State Health Boazd performs the actual soil
analysis test. With an add%tional$300A0,NON-REFI.TNDABLE deposit from the t�wner,the
builder wili pay for the sail analysis test prior to the bank application, so that any additional cost
can be financed bq the bank rather then having to pay additianal cash out of pocket.
11) CoNDTZ'�[oN o�LoT: The builder is not responsible for the soil condition or the water table
level on the owner's lat. If any cost is requ�red to make the lvt"buildable'-'as per government �
regulations or due to other canditions as mentioned in the above paragraph,the owner agrees to ;
pay£or such costs. It is understood that undue delay in this manner may accrue more costs to the
awner because of extended time in building,Removai o�f trees,stumps,excess dirt,trash,or any

12} CONTRA,CT TIME: Builder sha11 execute the work properly and d'zligently and shall
complete the construction within 210 calendar days from the receipt af the bwilding permzt;
pravided,however,that if the completion af construction is delayed by the�wner,by strike, act
af God, government authority,or by changes or additians requested by(Jwner,or by any
Gonditions ar circumstances beyond the contral of Builder,then the tirne for completion of this
contract shatl be extended by such additional time as may be necessary as a result of such delay
or delays.
13) I1vsu�€tAtvcE: Builder shall ma.intain such insuranee as required by Worker's Campensatian
staiutes including injury or death to workman for which Builder may be liabie.Builders Risk
insurance shall be ordered by Homeowner{s)in the amount required by the financial institution
ar replacement cost of the building,whichever is greater. Such Buiidezs Risk insurance shall
inolude"Special Farm"perils coverage or its equivalent,and e�ctend to cover building materials

15) COMMENCEMENT DATE AND PROTECTION: The contract amount has been deterxnined as af
the Contract date.Because of periods of inflation in the building industry,Buiider will only
guarantee that amount for 45 days from Contract date. If any problems arises which delays

I 16} CULLECTIUN COSTS: The words,"Owner", and"IBuilder",herein employed,shail be

Plan Review Comments
1. F.F.E. shall be a minimum of 8" above the road elevation and an engineered site plan.
2. Lots shall be graded to comply with R401.3 of the F.B.C.
3. Compaction test required if 24" or more of fill dirt is brought in at any one place.
4. Tie in survey required before pouring concrete.
5. Driveways require a R.O.W. use permit. A114 sides of driveway thru the sidewalk shall have
expansion material.
6. All setbacks shall be met.
7. All property markers shall be uncovered and marked at time of first inspection.
8. All A.D.A. requirements shall be met.
9. No electric, plumbing,mechanical, or framing shall be covered without an inspection and
approval first.
10. All Garages shall comply with section R309.2 of the F.B.C. (Fire Separation).
11. Appliances shall not be installed in a location where subject to mechanical damage unless
protected by approved barriers. M303.4 of the F.B.0
12. Water heaters shall comply with section P607.3 of the .F.B.0
13. Foundation supports for A/C units shall be raised at least 3"above finished grade. M1308.1

15. Smoke detectors are to be installed in accordance with R313.1 of the F.B.C.
16. All glazing requirements are to be in accordance with R308.4 of the F.B.C.

or appliances or an attached garage. They shall be installed in accordance with the F.B.C.
