1. '; StafFmet with Mr. obert McLaughlin(Contractor)praposing to add a Iean-to (Roof} at
{ 5048 Airport Road ocated at the NE corner of Airport Road and South Avenue. The
proposed praject co plies with setbacks and other Land Develapment Code regulations.
The applicant sho ld praceed by snbmitting plans to the Building Department. The
Building Departm nt will perform a commercial check on the current use ta ensure
,� that all proper lic nsing has occurred and that the building/property is up to code.

2.'j� Golden Corral—Preliminary Site Plan

Sfaff inet with Mr. Bill Ny and Mr. Stuart Rogers(Engineer)to discuss a preliminary site plan for a
proposed Golden Corral re taurant. The building will be Z,780 square feet and be Iocated on the
west side af Gall Blvd. an across the street from Unity Lanes. The following issues were
di'scussed:
a.) Zoning &Lan Use is correct for the proposed use;
�;---- b:)YThe_engineer s designed the praperty to provide sufficient retention for the subject site
� and two other ommercial tracts to the north;
„� ? c.) SPR fee was re eived;
' - � d.) FDOT&SWF��MD permits are required;
� i' e.) An environme tal report is required addressing endangered species and plants Iocated on
� �� subject site;
'� f.) Parking stand d for proposed use is one space per 1�0 sq ft;
g.) There was dis� ssian on possibly eliminating up tcs three proposed.parking spaces. The
i, single space n ar the entrance is prabably the priority and would provide a safer ingress
';i and egress by emoving this space by the rnain entrance;
i� h.) The following signs need ta be provided: 1.) Compact parking signs on two spaces, and
� 2.)Handicapp d parking signs with$100 fine;
i.) Some landsca e alternatives were considered as fallaws: 1.) Staff does not object to
; replacing the ak trees along the Gall Blvd with minimum same height paim trees, 2.)
i; recommend s me of the replacement trees be cypress and placed in and near the

The above issues sh 11 need ta be addressed on a revised site plan and submitted to the City
with a new fee of$1 0.00. Staff will also coordinate with the property owner to the south to
;, address issues pert 'ning ta service road.
