WHEREAS, the Planning Commission has recommended approval of the owner's application for rezoning, and NOW, THEREFORE,BE IT ENACTED AND ORDAINED by the City,Council of the City of Zephyrhills,Florida, as follows: SECTION 1: That the following described lands, lying and being situate ill`Pasco County, Florida, to-wit: Parcel ID#34-25-21-01110-00A00-0000 Tracts 31, 33, 34, 47,48, 50 and 63, a portion of Tracts 30, 32, 35,46, and 51, and a portion of the vacated right-of-way of Greenslope Drive, Section 34, Zephyrhills Colony Company,Plat Book 1, Page 55, Public Records of Pasco County, Florida, less the right-of-way for U.S. 301 Greenslope Drive and Pretty Pond Road, and Less the East 124.50 feet of aforesaid Tracts 50 and 63, lying in the Northeast 1/4 of Section 34, Township 25 South, Range 21 East, and being more particularly described as follows: Commence at the Southeast corner of the Northeast 1/4 of Section 34, Township 25 South,Range 21 East;thence run S., 89° 59' 54" W.,along the South line of the Northeast 1/4 of aforesaid Section 34, a distance of 1284.95 feet to a point being 37.62 feet East of the Southwest corner of the East 1/2 of the Northeast 1/4 of aforesaid Section 34: thence departing said South line, run N., 00° 09' 16"E a distance of 25.00 feet to the intersection of the North right of way of Pretty Pond Road(per O.R.B. 1880,PG.134&O.R.B. 3014,PG. 1849),and the East right-of-way line of Greenslope Drive (Per O.R.B., 3763, PG 1514), for a Point of Beginning; thence departing said North right-of-way line,run N., 00° 09' 16", E., along said East right-of-way line, a distance of 140.03 feet; thence run North 15° 59' 31" W., along aforesaid East right-of-way line, a distance of 312.06 feet; thence run North 00° 13' 11",E., along said East right-of-way line, a distance of 918.79 feet;thence run North 00° 40'24" E.,along said East right-of-way line,a distance of 273.98 feet to a point on the Westerly extension of the North line of Tract 31, as recorded in aforesaid, Plat Book 1, Page 55; thence departing said East right-of-way line run S., 89° 58' 39" E., along the North line of Tracts 31 and 32 as recorded in aforesaid plat,a distance of 952.40 feet;thence departing said line run S., 00° 00' 00" E., a distance of 65.70 feet to a point of curvature of a tangent curve, concave Northeasterly having a radius of 33.50 feet;thence run Southeasterly along the arc of said curve through a central angel of 90° 00'00", a distance of 52.62 feet to the point of tangency;thence run North 90° 00'00" E., a distance of 156.69 feet to a point on the West right-of-way of US 301 (Gall Boulevard) (per State of Florida, State Road Department R/W Map of State Road 39(US 301), Section No.: 1405- 202), also being a point on a curve, concave Easterly,having a radius of 38297.19 feet and a chord bearing of S., 00° 47' 59" E.; thence departing said North line, run Southeasterly along arc of said curve, through a central angel of 00° 38' 42", a distance of 431.19 feet to the point of tangency; thence run S., 01° 07'20" E., along the West line of said right-of-way, a distance of 464.23 feet to the South line of aforesaid Tract 48;thence departing aforesaid right-of-way;run North 89° 59'24" W.,along said South line a distance of 577.93 feet to a point on the West line of the East 124.50 feet of aforesaid Tract 50;thence run S., 00° 09' 33" W., along said West line; a distance of 638.02 feet I to a point on the North right-of-way of Pretty Pond Road, (per O.R.B. 1880,page 134, and O.R.B.
