BE IT ORDAINED by the City Council of the City of Zephyrhills, Florida; sitting
in regular meeting that:
Section 1: That Chapter Four(Design Standards and Development Criteria)-of the ter;
Zephyrhills Land Development Code is hereby amended to create Section 4380 (Additional 7J DI)

a. All new buildings, renovations, or add-on construction shall be designed to , ,,, r
have an exterior appearance of conventionally built structures on walls facing public roads 7
and alleys. Other exterior walls abutting a rear alley are not required to have conventional
treatment. Exterior surfaces must include either stucco, plaster, glass, stone, brick, wood
or other decorative masonry to be considered as conventional treatment.
b. The use of trim bands, wing walls, parapets, facias, entry recess design
elements, pop-outs, reveals, copings, covered entries and window walls are examples of
design features that are in encouraged to enhance the appearance of new construction or
renovated buildings.
c. Any exposed walls along portions of any building, which will be used for
vehicular uses such as loading/unloading or drive-through or walk-up windows, shall be
treated with design features appropriate to the over all design of the buildings.
d. Large wall or roof areas exposed to view from the street or right-of-way
shall be designed with architectural relief through the use of various materials, varying set

backs, accent colors and landscaping.
e. All new construction, renovation or add-on construction shall comply with ', LP

f. Any new buildings within the designated historical district of the City of N c
Zephyrhills shall conform with regulations outlined in Ordinance No.: 774-01. Nothing I V4

herein shall effect that. Each structure so constructed must obtain a certificate of

appropriateness prior to the issuance of a building permit for any new building or
modification of an existing building within said historical district.
Section 2: The provisions of this Ordinance are severable, and if any section,
sentence, clause, or phrase is for any reason held to be unconstitutional, invalid, or
ineffective, this holding shall not affect the validity of the remaining portions of the
Ordinance, it being expressly declared to be the City Council's intent that it would have
passed the valid portions of this Ordinance without the inclusion of any invalid portion or
portions.
Section 3 This Ordinance shall become effective immediately upon its passage.
