AN ORDINANCE OF THE CITY COUNCIL OF ,, .
THE CITY OF ZEPHYRHILLS, FLORIDA,
REZONING LANDS WITHIN SAID: CITY,
PURSUANT TO THE REQUEST OF THE OWNERS
OF SUCH LAND AND IN ACCORDANCE WITH
FLORIDA STATUTE 166.041 (3) (c) 1. .,y, _
WHEREAS,WILLIAM F.NYE and ANDREA NYE, his,wife, are the present owners in
fee of the lands hereinafter described in Section 1, and ".
WHEREAS, said WILLIAM F. NYE and ANDREA NYE, have applied for rezoning of
said parcel from County Commercial to City C-2.

WHEREAS,the Planning Commission has recommended approval of the owners' application
for rezoning, and
NOW THEREFORE,BE IT ENACTED AND ORDAINED.by the City Council of the City
- of Zephyrhills, Florida,-as follows: : , , - •'
SECTION 1: That the following described lands, lying and being situate in Pasco County,
Florida, to-wit:
Commence at the Southwest corner of Lot 10, LITTLE ACRES SUBDIVISION in Section 3,
Township 26 South, Range 21 East, as recorded in Plat Book 5,page 132,,Public Records of
Pasco County, Florida and run West 32.31 feet to a point on the Easterly right-o_f-wax line of the _
- - _ - abandoned S.A;LRailroad;-1 hence South24 degrees 56'45".East along said:right-of-way line
418.00 feet to the North boundary of Tract 96, ZEPHYRHILLS COLONY,COMPANY LANDS,
as recorded in Plat Book 1,page 55, Public Records of Pasco County, Florida,for a Point of
Beginning; Thence run South 89 degrees 17'28"East along the North boundary of said Tract,
1232 feet to the Westerly right-of-way line of U.S. Hwy., 301; Thence South 24 degrees 45'15"
West along said right-of-way line 182.00 feet to the intersection of the Easterly right-of-way line
of Fort King Highway; Thence North 24 degrees 50' 15" West along said right-of-way line,
184.22; Thence North 68 degrees 28'25"East 22.10 feet; Thence South 89 degrees 17'28"East
111.81 feet; Thence-South 24 degrees-56' 45" East 9.28 feet to the Point of Beginning.
Containing 0.3169 Acre-Parcel I.D. #: 03-26-21-0000-00700-0010& 03-26-21-0010-09600-0000
be, and the same is hereby rezoned and henceforth, said property's zoning designation shall be City
C-2.
SECTION 2: That this Ordinance shall become law upon being passed by the City Council
of the City of Zephyrhills after two (2) readings and execution by the presiding officer and the clerk
of that body in accordance with Florida Statute 166.041, Laws of Florida.
