AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF ZEPILYRHIT.LS, FLORIDA, A
MUNICIPAL CORPORATION, AMENDING
CHAPTER 6, SECTIONS 6250 AND 6270 OF THE
LAND DEVELOPMENT CODE OF THE CITY OF
ZEPHYRHELLS, FLORIDA. JED PITTMAN, PASCO COUNTY CLERK

BE IT ORDAINED by the City Council of the City of Zephyrhills, Florida, sitting1171143
in regular meeting that:
Section 1: That Chapter 6, Land Use Regulations(Zoning), Section 6250, Light
Industrial Zoning District (L-I) Building Setbacks of the Zephyrhills Land Development
Code is hereby amended and shall henceforth read as follows:
CHAPTER 6 Land Use Regulations (Zoning):
SECTION 6250 Light Industrial Zoning District(IA):
Building Setbacks
Minimum building setbacks as measured from lot lines are:
front: 50 feet
75 feet if adjacent to residentially zoned areas
side: 50 feet
75 feet if adjacent to residentially zoned areas
rear: 50 feet
75 feet if adjacent to residentially zoned areas
Section 2: That Chapter 6, Land Use Regulations (Zoning), Section 6250, Light
Industrial Zoning District(L-I)Buffers of the Zephyrhills Land Development Code is hereby
amended and shall henceforth read as follows:
CHAPTER'6 Land Use Regulations (Zoning):
SECTION 6250 Light Industrial Zoning District(L-I):
Buffers
Where a light industrial district(LI)is adjacent, abuts or is separated by an alley or
easement only, from a residentially zoned district or existing residential use, the site plan
review shall address the need for visual buffers to screen the industrial use. Buffers shall be
a minimum of 25° of landscaping with a constructed buffer that shall be approved by Site
Plan Review Committee. All landscaping shall be maintained within the buffer.
Section 3: That Chapter 6, Land Use Regulations(Zoning), Section 6250, Light
Industrial Zoning District(L-I)Building Specifications of the Zephyrhills Land Development
Code is hereby adopted and shall henceforth read as follows:

The side of a building facing or closest to residential zoned property shall be solid,
with no other than pedestrian size doors, no garage doors, loading docks, fans or other
exterior additions shall be permitted that would negatively aggravate lighting, noise or sound
barriers.
Section 4: That Chapter 6,Land Use Regulations(Zoning), Section 6270, Airport
Related Zoning District(AP-2)Permitted Uses of the Zephyrhills Land Development Code
is hereby amended and shall henceforth read as follows:
CHAPTER 6 Land Use Regulations (Zoning):
SECTION 6270 Airport Related Zoning District (AP-2):
Permitted Uses
airport terminal
airport aprons
aircraft serve and maintenance facilities
parking areas for aircraft and motor vehicles
accessory sues related to airport activities
light industry consistent with the Airport Master Plan
wholesale/retail sales of those items manufactured on site,
or items closely related to those items manufactured on site**
conservation parks, recreation facilities, open space
utilities
dwelling units for airport custodian(s) and/or maintenance personnel
** Retail of general items not within the cope of manufacture will not be permitted.
Section 5: That Chapter 6,Land Use Regulations (Zoning), Section 6270, Airport
Related Zoning District (AP-2) Conditional Uses of the Zephyrhills Land Development
Code is hereby amended and shall henceforth read as follows:
CHAPTER 6 Land Use Regulations (Zoning):

Conditional Uses
Restaurant
Taverns

Section 6: The provisions of this Ordinance are severable, and if any section,
sentence, clause, or phrase is for any reason held to be unconstitutional, invalid, or
ineffective, this holding shall not affect the validity of the remaining portions of the
Ordinance, it being expressly declared to be the City Council's intent that it would have
passed the valid portions of this Ordinance without the inclusion of any invalid portion or
portions.
Section 7: This Ordinance shall become effective immediately upon its passage.
The foregoing Ordinance No. (p'7 was read and passed on its first reading by the
