AN ORDINANCE OF THE CITY OF ZEPHYRHILLS ,
FLORIDA, ESTABLISHING ZONING FOR PROPERTY
WITHIN THE BOUNDARIES OF SAID CITY TO
COMMUNITY COMMERCIAL (C-2) , IN ACCORDANCE WITH
FLORIDA STATUTE 166 .041 , LAWS OF FLORIDA.
WHEREAS , FLORIDA POWER CORPORATION, is the present owner
of the lands hereinafter described in Section One, and has
caused said property to be annexed intothe corporate city
limits of the City of Zephyrhills , and
WHEREAS , The Planning Commission of the City of
Zephyrhills has decreed that the property described in
Section One, should be zoned Community Commercial (C-2) , in
keeping with the City' s Comprehensive Plan and the
surrounding properties .
NOW, THEREFORE, BE IT ENACTED AND ORDAINED by the City
Council of the City of Zephyrhills , Florida, as follows :
SECTION 1. That the following described lands , lying and
being situate in Pasco County, Florida, to-wit :
Begin at a point that is West 713 . 50 ft . and
S 0" 17 ' 20"E, 25.00 ft . from the NE corner of
Section 15 , Township 26 South, Range 21, East ,
thence S 0' 17 ' 20"E 150 .00 ft. , thence West
50 .00 ft. , thence N 00 17 ' 20"W, 150 .00 ft . ,
thence East 50 .00 ft . to the point of
beginning, and
The West 50 ft. of Tract 1 , per plat of
Zephyrhills Colony Company Lands , as recorded
in Plat Book 1 , Page 55 , Public Records " of
Pasco County, Florida, Section 15-, Township
26 South, Range 21 East , Less that portion
owned by Florida Power Corporation as
described in Deed Book 18 , Page 475 , Public
Records of Pasco County, Florida, being more
particularly described as follows :
Commencing at the NE corner of Section 15 ,
Township 26 South, Range 21 East , said corner
being on the center line of State Road No. 54,

111 Commercial (C-2) in accordance with the Zoning regiu.lations of
the City of Zephyrhills , dated July 28 , 1986 and incorporated
by reference into Zephyrhills City Ordinance No. 397 ,-- known
as the "City of Zephyrhills Zoning Ordinance" . -
SECTION 2. This Ordinance shall become law- upon being
passed by the City Council of the City of Zephyrhills after
three (3) readings and execution by the presiding officer and
the clerk of that body in accordance with Florida Statute
166 .041 , Laws of Florida.
SECTION 3 . The property described in Section . = 1 ,i 'is
presently being used by the owner as an electrical power.

purposed of this property to be a permitted use, , as per the
zoning regulations of the City of Zephyrhills , adopted July
28, 1986 and incorporated by reference into Zephyrhills City

Ordinance".
