AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF ZEPHYRHILLS, FLORIDA, AMENDING
ORDINANCE NO. 171 . PROVIDING FOR AN
ADDITIONAL, MULTIPLE FAMILY DWELLINGS.
REGULATING THE USE OF SAID DISTRICT,
INCLUDING CONSTRUCTION AND DENSITY OF
POPULATION, ALL BUILDINGS CONSTRUCTED
TO HAVE FLOOR ELEVATION OF EIGHT (8)
INCHES ABOVE CROWN OF ANY ADJOINING
ROAD, AND REQUIRING COMPLIANCE WITH
SUBDIVISION ORDINANCE NO. 210 OF THE
CITY OF ZEPHYRHILLS.
WHEREAS, the Zoning Ordinance has heretofore been enacted
by the City Council of the City of Zephyrhills, providing for
the establishments of seven (7) districts, and
WHEREAS, it is now shown that none of said Residential
Districts permits the construction of multiple family dwelling
units, and because of the growth and population increase of the
Zephyrhills area, it is now found necessary that provision be
made, allowing the construction of multiple family dwellings,
and that the creation of such additional district, allowing for
such type of construction, would be to the best interest and
general welfare of the City of Zephyrhills.
NOW, THEREFORE, BE IT ENACTED AND ORDAINED BY THE CITY
COUNCIL OF THE CITY OF ZEPHYRHILLS, FLORIDA, as follows :
SECTION 1 : That Section 2, of Ordinance No. 171 , be and
the same as hereby now amended, to include the following Zoning
District :
(3a) Zone R-4, Residential - Multiple Family Dwelling
7_ // SECTION 2 : That Section 4, of Ordinance No. 171 , is
further amended by the inclusion of an additional provision, which
shall be known as :
SECTION 4C (4) : All buildings constructed shall have
a floor elevation of a minimum of eight (8) inches above
the crown of any road adjoining the lands upon which
said building is constructed. That if no road exists
at the date of the commencement of said construction,
then a licensed engineer' s certificate shall be sub-
mitted to the Building Inspector, based on an engi-
neering study, said certificate to give estimate of the
necessary floor elevation to comply with this section. c''
SECTION 3 : That Ordinance No. 171 , is further amended
'by the inclusion of an additional section of said ordinance,

which shall be known as Section 7A, and shall provide as follows :
SECTION 7A. ZONE R-4 RESIDENTIAL - MULTIPLE FAMILY

1 . Uses.

(a) Only Multiple Family Dwellings shall be per-
mitted in a Residential R-4.
2. That no building permit shall be issued for con-
struction in Residential R-4 Zone, until the plans
for such construction shall be approved by the
Building Inspector of the City of Zephyrhills.
That said plans shall comply with the Subdivision
Ordinance No. 210 of the City of Zephyrhills.
3. Density.
The maximum density of construction, in Residential
District R-4, shall not be greater than thirteen
(13) dwelling units per acre of land, in said
district.
The foregoing Ordinance No. 2dt was read and passed
on its first reading by the City Council of the City of Zephyr-
hills, Florida, on the J` 3 day of 47' , 1974.
