1.Ai1 requests ere to go to the Chairman of the Lot Improvement Committee, You can hand deliver it to the
Chairman or piace it in the EPPOA mail box outside the EPPOA Office.The Chairman wifl present it to the Lot
improvement Cornmittee for tneir review on a weekly basis.
2.Any request which is NOT filled out proper�y,will be returned to the appticant wiihout an adion being taken.
3.The Committee will review�II requests and visit the site of the request as necessary,
4_Ai�er the Committee has recommended approval or denial of the request, ii will be presented to the 8oard ef
Directors for lheir approval or denial.The final decision of tfle Bo�rd to approve or deny the request must be
madE by at least tnree(3)directa.�s, one of which must be the Board iiaison of the Lat Irnprovem�nt
Cammittee, if 8vailable.

Plan Review Comments
1) All property markers shall be fully exposed at time of inspection. (RED TAG IF NOT
MARKED)
2) All sheds shall be installed and anchored per manufactures specifications. (RED TAG IF
NOT ANCHORED PER PLAN)
3) All set-backs shall be met.
4) Shall be set in the rear or side yards.
5) Only 2 accessory buildings per parcel.
6) Sheds shall not be rented or inhabited.
7) Must meet and follow all conditions of ordinance:780-01
8) No accessory building shall be larger than 625 sq ft without site-plan approval
9) Not to exceed 16' in height at peak.
10) No other work shall be permitted (framing, plumbing, electrical and mechanical) unless
otherwise specified.
11) Accessory buildings in residential zones that exceed 150 sq ft shall be constructed of
masonry, wood frame, aluminum or vinyl. Aluminum and vinyl shall be residential grade �
and be consistent with existing architecture of the principle building and adjacent
properties.

reaovating, adding to or reroofiag his or her own domicile, that he or� she i
actually occupies, or will occupy by said domicile, and same is not for � i

1. That the owaer and he or she aloae shall act as the builder for all phases of
constructioa. '
2. That the owaer will comply with all provisioas of the City of Zephyrhills
ordinances and codes pertineat to the building.
3. That in the event various phases of coastruction are subcontracted, he will
engage only properly liceased subcontractors and will personally supervise
such work.
4. That in the eveat the Building Inspector shall require corrections to be made;
the owaer will assume full responsibility to insure they are made, and upon
completioa will call for a reiaspection before proceeding with the building. � .
5. That the owner shall assume full responsibility for the coastruction and will
not expect supervision of�his work from the City of Zephyrhills Building �
Department.
6. That prior to final inspection any additional fees, iacluding reiaspectioa
fees, must,be paid in full. A written request from this office shall
constitute an official notice to pay additional fees.
7. That the owner shall comply with all City, State and Federal laws in regard to
social security, workman's compensation, lien laws, etc. , where applicable.
8. That the oivaer shall comply with all the safety codes issued by the Florida
Iadustrial Commissioa.
9. State law requires coastruction to be doae by licensed .contractors. You have
� applied for a permit under an exemptioa to that law. The exemptioa allows !
you, as the owaer of your property, to act as your own contractor with certain
restrictioas evea though you do aot have a license. You must provide direct ,
oasite supervisiou of the construction yourself. You may build or improve a
one-family or two-family resideace or a farm outbuildiag. You may also build
or improve a commercial buildiag, provided your ,costs do not exceed $75,000.
The building or resideace must be for your owa use or occupancy. It may not ;
be built or substantially improved for sale or lease. If you sell or lease a
buildiag you have built or substantially improved yourself within 1 year after '
the constructioa is complete, the law will presume that you built or I
substaatially improved if for sale or lease, which is a violation of this
exemption. You may aot hire an unliceased person to act as your contractor or
to supervise people workiag oa your building. It is your responsibility to ;
make sure that people employed by you have licenses required by state law aad
by county or municipal liceasiag ordiaances. You may aot delegate the �
responsibility for supervising work to a liceased contractor who is not ,
licensed to perform the work being doae. Any persoa working on your buildiag �
who is not liceased must work under your direct supervision aad must be ;
employed by you, which means that you must deduct F.I.C.A. and withholding •tax
and provide workers' compensation for that employee, all as prescribed by law. �
