RESOLUTION NO. 757-19
A RESOLUTION RELATING TO ZONING; APPROVING A
CONDITIONAL USE TO ALLOW AN ELECTRICAL SUBSTATION
FACILITY TO BE LOCATED ON PROPERTY ZONED R-4,
RESIDENTIAL; FINDING CONFORMITY WITH THE
COMPREHENSIVE PLAN; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, an application was filed by Duke Energy Florida, LLC for a conditional use
to allow electrical substation facility to be located at the Northwest corner of Daughtery Road and
Wire Road on property zoned R-4 (Residential) with the parcel ID No. 35-25-21-0010-10800-
0010, and
WHEREAS, the subject property zoning is R-4 (Residential) and an electrical substation
facility is classified as a conditional use pursuant to the City's zoning ordinance, and consists of
approximately 10.67 acres; and
NOW THEREFORE,BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF ZEPHYRHILLS,FLORIDA:
Section 1. The foregoing findings are incorporated herein by reference and made a part
hereof.
Section 2. An electrical substation facility on property on property with the parcel ID No.
35-25-21-0010-10800-0010 which is more particularly described on Exhibit "A" is hereby
approved.
Section 3. The conditional use is approved for the benefit of the applicant only and for the
use as specified within the application only, subject to the conditions herein. The character or
benefit of this conditional use shall not be changed or transferred without City Council approval
by resolution.
Section 4. The City Council does hereby expressly find that the provisions of this
resolution are in conformity with the Comprehensive Plan of the City of Zephyrhills, as amended.
