GENERAL NOTES:
- ALL WORK SHALL CONFORM TO THE CURRENT EDITION OF THE
FLORIDA BUILDING CODES, AND ALL OTHER GOVERNMENTAL OR
REGULATORY AUTHORITIES.
- GENERAL CONTRACTOR AND ALL SUBCONTRACTORS TO VERIFY
ALL DIMENSIONS IN THE FIELD. ANY DISCREPANCIES SHALL BE
REPORTED TO THE ARCHITECT PRIOR TO PROCEEDING WITH THE
WORK DO NOT SCALE PLANS.
- THE CONTRACTORS SHALL BE RESPONSIBLE FOR FAMILIARIZING
THEMSELVES WITH THE INTENT OF THE DRAWINGS. CONTRACTOR
AGREES THAT HE SHALL BE HELD RESPONSIBLE FOR HAVING
EXAMINED THE SiTE. THE LOCATION OF ALL PROPOSED WORK AND
FOR HAVING SATISFIED HIMSELF, AS TO THE CHARACTER AND THE
NATURE OF THE EXISTING CONDITIONS AND WORK TO BE
PERFORMEDt ALONG WITH THE LOCATION OF EXISTING UTILITIES AND
ANY OTHER OBSTRUCTIONS.
- IT SHALL BE THE RESPONSIBILITY OF ALL SUBCONTRACTORS TO
HAVE EXAMINED AND REVIEWED THE COMPLETE SET OF WORKING
DRAWINGS AND/OR SPECIFICATIONS TO PROVIDE ALL LABOR AND
MATERIALS FOR THEIR RESPECTIVE AREA OF WORK, FOR THE
COMPLETE AND FINISHED INSTALLATION IN COMPLIANCE WITH THE
INTENT OF THE DRAWINGS AND/OR SPECIFICATIONS WHETHER IT IS
INDICATED OR NOT. ALL WORN(, WHETHER INDICATED OR NOT, SHALL
BE IN COMPLIANCE WiTH ALL BUILDING CODES AND ORDINANCES
WHICH ARE APPLICABLE TO THE PROJECT.
- CONTRACTOR TO PROVIDE ALL BARRICADES, SCAFFOLDING, SIGNS,
LIGHTING AND OTHER MEANS OF PROTECTION AS REQUIRED TO
COMPLY WITH ALL STATE LAWS AND LOCAL ORDINANCES TO
SAFEGUARD PROPERTY AND PERSONS. OBSTRUCTIONS SHALL BE
PLACED SO AS NOT TO DIMINISH THE LIFE SAFETY REQUIREMENTS.
- ALL WORK SHALL BE PERFORMED BY QUALIFIED CONTRACTORS IN
STRICT ACCORDANCE WITH MANUFACTURERS SPECIFICATIONS AND
RECOMMENDATIONS.
- ALL MATERIAL AND EQUIPMENT SHALL BE NEW, STORED AND
INSTALLED IN A WORKMANLIKE MANNER STANDARD TO THE TRADE
AND THE AMERICAN SOCIETY OF TESTING MATERIALS.
- THE DESIGN INFORMATION INDICATED ON THE PLANS ARE
INDICATED TO BE A COMPLETE AND WORKABLE SYSTEM IN
ACCORDANCE WITH ALL PRODUCT MANUFACTURER'S SPECIFICATIONS,
EXISTING AND/OR PROPOSED BUILDING DESIGN, FIELD CONDITIONS,
ETC. ALL MISCELLANEOUS MATERIALS, PARTS, DESIGN DIMENSIONS,
WHETHER INDICATED ON THE PLANS OR NOT, SHALL BE INCLUDED
AS PART OF THIS DRAWING PACKAGE.
- THE GENERAL CONTRACTOR OR SUBCONTRACTORS SHALL BE HELD
RESPONSIBLE FOR THE REMOVAL AND THE PROPER DISPOSAL OF
MATERIALS AND ITEMS REFERRED TO AS "DEBRIS" OR DETERMINED
BY THE OWNER OR ARCHITECT TO BE REFUSED.
- THE GENERAL CONTRACTOR SHALL HAVE MADE ALL REMIF ED
PROVISIONS FOR THE REMOVAL OF THE DEBRIS ON SITE.
- GENERAL CONTRACTOR SHALL TAKE ORDINARY PRECAUTIONS TO
SECURE AND PROTECT MATERIALS.

PRESSURE TREATED.
- ALL METAL USED FOR CONNECTING WOOD MEMBERS TO BE
GALVANIZED OR CORROSION RESISTANT.
- THE ARCHITECT SHALL NOT BE RESPONSIBLE FOR ANY DEVIATION
FROM THESE DRAWINGS.
- SPECIFIC SECTIONS, DETAILS AND STANDARD DETAILS ARE
INDICATED ON THE DWGS AT LOCATIONS WHERE THEY OCCUR; OR AT
CHARACTERISTIC LOCATIONS, THEY APPLY, UON, TO OTHER
LOCATIONS WHERE IMPLIED BY SIMILARITY OF CONSTRUCTION.
- CONTRACTOR TO COORDINATE SPACE REQUIREMENTS AND

SWITCHES, ETC. AND CONNECT AS SHOWN ON PLANS.
3. ITEMS FURNISHED BY CONTRACTOR
IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO PROVIDE ALL MATERIALS, EQUIPMENT, AND
ACCESSORIES NECESSARY TO MAKE A COMPLETE INSTALLATION. ALL EQUIPMENT SHALL BE STORED IN A SAFE, DRY
PLACE IN THE MANUFACTURER'S ORIGINAL PACKAGING UNTIL READY FOR USE. THE OWNER SHALL NOT BE
RESPONSIBLE FOR PROVIDING ANY PART OF THE PROJECT, UNLESS SPECIFICALLY NOTED. THE CONTRACTOR SHALL
ALSO BE RESPONSIBLE FOR PAYING ALL REQUIRED FEES, OBTAINING ALL PERMITS. AND ARRANGING FOR ALL

4. WORK IN EXISTING BUILDINGS
A. DO NOT USE POWDER DRIVEN FASTENERS OF ANY TYPE.
B. ALL ITEMS REMOVED AND NOT RE —USED SHALL BE TURNED OVER TO THE OWNER. CONTRACTOR SHALL REMOVE
ANY UNSATISFACTORY ITEMS FROM THE PROJECT SITE.
C. SOME EXISTING ITEMS TO REMAIN WITHOUT WORK ARE SHOWN FOR CLARITY OR REFERENCE ONLY. NOTE THAT
ADDITIONAL ITEMS WITHOUT WORK MAY ALSO BE PRESENT.
D. DRAWINGS OF EXISTING SYSTEMS ARE BASED ON EXISTING DOCUMENTS AND FIELD CONDITIONS, SOME OF
WHICH MAY BE UNVERIFIED. PRIOR TO SUBMITTING A BID, CONTRACTOR SHALL STUDY THE PLANS AND VISIT THE
PROJECT SITE IN ORDER TO BECOME FAMILIAR WITH EXISTING CONDITIONS. ANY DISCREPANCIES IN THE CONTRACT

5 COORDINATION
ALL WORK ON THIS PROJECT SHALL BE COORDINATED WITH THE OWNER AND ALL OTHER TRADES PRIOR TO
BEGINNING AY WORK OR ORDERING ANY MATERIALS. CONTRACTOR SHALL REVIEW PLANS OF ALL DISCIPLINES
INVOLVED AND ADVISE THE ARCHITECT IN WRITING OF ANY CONFLICTS, CODE OR SAFETY ISSUES THAT MAY EXIST
PRIOR TO ANY FABRICATION OR ORDERING OF EQUIPMENT. RESOLUTION OF SUCH CONFLICTS WHICH ARE NOT
REPORTED PRIOR TO CONSTRUCTION SHALL REMAIN THE RESPONSIBILITY OF THE CONTRACTOR AND CHANGE ORDER

15. WARRANTIES AND MAINTENANCE

GOOD OPERATING CONDITION BY THE CONTRACTOR. CONTRACTOR SHALL GUARANTEE ALL EQUIPMENT,
MATERIALS, AND WORKMANSHIP TO BE FREE OF DEFECTS FOR A PERIOD OF ONE YEAR FROM THE
DATE OF ACCEPTANCE BY THE OWNER AND THE CONTRACTOR SHALL REPAIR ANY SUCH DEFECTS
AT NO COST TO THE OWNER. ALL EQUIPMENT INCLUDED IN THE PROJECT SHALL BE COVERED BY
THE MANUFACTURER'S WARRANTY FOR THE DURATION OF THAT WARRANTY. COPIES OF ALL
MANUFACTURER'S WARRANTIES AND CONTRACTOR WARRANTIES SHALL BE PROVIDED TO THE OWNER
AT FINAL ACCEPTANCE.
B. CONTRACTOR SHALL MEET WITH THE OWNER'S REPRESENTATIVE AND REVIEW ALL OPERATIONS
AND MAINTENANCE OF ALL SYSTEMS. CONTRACTOR SHALL PROVIDE THE OWNER WITH BOUND COPIES
