1. The intent of the contract documents is to allow for the performance of the work.All
assemblies and accessories required for the execution of the work, though not detailed
in the plans, shall be the responsibility of the contractor. Unless expressly stated, all
systems and equipment shall be completed and appropriately operable. Furnish and
install all specified and appropriate items, and all incidental accessory and other items
not specified but required for a complete and finished assembly.
2. No work defective in workmanship or quality or deficient in any requirements of the
contract documents will be acceptable despite the architects failure to discover or
point out defects or deficiencies during construction. Work conforming to the intent of
the contract shall replace defective work revealed within the time required by
guarantees. No payment either partial or final, shall be construed as an acceptance of
defective work or improper materials.
3. During the course of construction, actual locations of construction items denoted in
the construction documents shall be indicated to scale, in contrasting ink on the
drawings for all runs of mechanical, sprinkler, plumbing, and electrical work; including
site utilities and concealed deviations from the drawings. Upon completion of the
project the architect will provide the contractor with a reproducible set of original
documents for "As -Built" documentation. This set shall be conspicuously marked
"As-Builts" and delivered to the architect.
4. It is intended that the contractor provide a complete job and any omissions in
these notes or in the outline of work shall not be construed as relieving the contractor
of such responsibilities implied by scope of work except for items specifically noted.
5. Should any portion of the contract documents prove to be for whatever reasons,
unenforceable, such unenforceability shall not extend to the remainder of the contract
nor shall it void any other provisions of the contract.
6. Throughout the duration of the project refrain from actions that could lead to the
filing of claims of lien by subcontractors, suppliers of materials, labor, service,
equipment or any other individual or company so entitled under governing laws and
regulations unless reasonable and justifiable cause can be shown. Approval for
payments shall be contingent upon the contractors obtaining and furnishing to the
project manager signed releases from such individuals or companies.
7. The contractor is responsible for checking contract documents, field conditions and
dimensions for accuracy and confirming that work is buildable as shown before
proceeding with construction. If there are any questions regarding these or other
coordination issues, the contractor shall submit them, in writing, to the architect and
the project manager, and is responsible for obtaining a written clarification from the
architect and project manager before proceeding with work in question, or related
work.
8. Execute work in accordance with any and all applicable local, state, federal codes,
manufacturer's recommendations, trade and reference standards including but not
limited to: U.B.C., Seismic Codes, N.E.C., N.F.P.A., A.S.M.C., U.M.C., latest enforced editions.
9. Do NOT scale drawings; dimensions shall govern. Details shall govern over plans
and elevations. Large scale details shall govern over small scale details. Written
specifications shall govern over all. If dimensions are in question, the contractor shall
be responsible for obtaining clarification from the architect before continuing with
construction.
10. Clarify all discrepancies relative to construction documents, specifications, and field
conditions prior to submitting bids and commencing work.
11. There shall not be substitution of materials where a manufacturer is specified.
Where the term "or equal" is used, the architect or project manager shall determine
equality based upon information submitted by the contractor.
12. The contractor shall be responsible for the distribution of drawings to all trades
under his jurisdiction.
13. Do not proceed with any work requiring additional compensation beyond the
contract amount without written authorization from the project manager. Failure to
obtain authorization shall invalidate any claim for extra compensation.
14. Upon notification of completion of the work and delivery of the contractor's punch
list, the project manager and/or the architect shall prepare a punch list of corrections,
unsatisfactory and/or incomplete work. Final payment will be contingent upon the
completion of these items under the terms of the owner/contractor agreement.
15. All materials shall be new, unused, and of the highest quality in every respect
unless otherwise noted. Manufactured materials and equipment shall be installed as
per manufacturer's recommendations and instructions, unless otherwise noted.
16. The contractor and subcontractors shall purchase and maintain certifications of
insurance with respect to workers compensation, public liability and property damage
for the limits as required by law. The contractor shall be responsible for initiating,
maintaining, and supervising all safety precautions in connection with the work.
17. Coordinate all work with building owner so as not to disturb of cause damage to
any occupants in the building. Avoid conflict and interference with normal building
operations by complying with the owner's regulations regarding scheduling and use of
driveways and entrances for deliveries, handling of materials, equipment, and debris.
18. Provide protection to all existing finishes in all spaces within or adjacent to the
scope of work. The contractor shall patch and repair any
damage caused by him or his subcontractors (i.e. - ceiling surfaces, wall surfaces,
flooringing, appliances, electrical fixtures & service, HVAC equipment, moldings, etc.).
Refinish to match existing adjacent finish, or as noted herein.
19. Correct any defects found in existing building construction which affects the scope
of work. This includes but is not limited to uneven surfaces and finishes at gypsum
board or damaged fireblocking. Patch and repair surfaces to match adjacent, adjoining
surfaces.
20. "Typical" or "Typ." means identical for all similar conditions unless otherwise noted.
21. Provide strict control of job cleaning and prevent dust and debris from emanating
from construction area.
22. All contract documents are complementary, and what is called for by any will be
as binding as if called for by all. All work shown or referred to on any contract
document shall be provided as though they are on all related documents.
23. It shall be the responsibility of the contractor to notify the Owner of any
conflicts therin - either apparent of obvious - prior to the start of new work on that
item or bear the responsibility of correcting such work as directed by the Owner.
24. All drawings and written material herein constitute the original and unpublished
work of the architect, and the same may not be duplicated, used, or disclosed without
the written consent of the architect.
25. The architect has no knowledge of and shall not be held liable for any asbestos or
other hazardous materials on the job site. If asbestos or other hazardous materials are
discovered during construction, or demolition, stop work and contact the Owner
for further instructions before proceeding.
26. The contractor is responsible for locating and avoiding any existing utilities, whether
or not shown on the plans. Any relocations, tie-ins, or damages incurred shall be the
responsibility of the contractor to correct at his expense.
27. The contractor shall verify that exit egress is maintained for all occupied areas of
the building throughout all phases of construction.
28. The contractor shall not cut structural work in a manner resulting in a reduction of
load carrying capacity or load/deflection ratio. The contractor shall notify the architect
of all structural cuts prior to execution so that approval can be obtained from the
architect and structural engineer.
29. The existing building envelope shall be maintained in a water tight condition at all
times throughout all phases of construction.
30. Where existing construction is found to contain hazardous material, notify the owner
and the architect in writing. Removal and disposal of the hazardous material shall be
the owner's responsibility.
Pro iect Description
This project involves the interior renovation of an existing 6,963
gross square foot retail space to create a Daycare occupancy
for 100 children. The work will be done at an existing
commercial property located at 7813 Gall Blvd. in Zephyrhills,
Florida. The site is located in an Y flood zone.

THAT DEVIATE FROM THE REQUIREMENTS OF THE CONTRACT DOCUMENTS SHALL LIST ALL DIFFERENCES IN A COVER LETTER ATTACHED TO TOP OF THE SUBMITTAL. ANY UNLISTED
DEVIATIONS FOUND DURING REVIEW WILL RESULT IN THE REJECTION OF THE ENTIRE SUBMITTAL.
5. PIPING AND OTHER ITEMS OF THE PLUMBING SYSTEM SHALL BE SUPPORTED DIRECTLY FROM THE BUILDING STRUCTURE AND NOT FROM THE CEILING, CEILING SUSPENSION SYSTEM,
DUCTWORK OR ELECTRICAL SYSTEMS.
6. ALL PIPING MUST BE INSTALLED 6" AWAY FROM ANY FIRE RATED WALL.
7. FOR SEALING OF PIPE PENETRATIONS THRU FIRE RATED WALLS REFER TO ARCHITECTURAL DRAWINGS AND SPECIFICATIONS. ALL PIPE PENETRATIONS SHALL BE SEALED USING APPROVED
UL DETAILS.
8. PROVIDE ADDITIONAL PIPING SUPPORTS ON BOTH SIDES AND WITHIN 18" OF FIRE RATED WALLS. PIPING SHALL NOT BE SUPPORTED FROM ANY RATED WALL. SLEEVE AND/OR FIRESTOP
ALL PENETRATIONS THROUGH RATED WALL, CEILINGS, AND FLOOR WITH UL LISTED ASSEMBLIES. FIRESTOP ASSEMBLIES SHALL BE EQUAL TO OR EXCEED THE RATING OF THE WALL,
CEILING, OR FLOOR. SEE ARCHITECTURAL DRAWINGS FOR FINAL FINISHES.
9. HANGERS, ANCHORS AND SUPPORTS SHALL SUPPORT THE PIPING AND THE CONTENTS OF THE PIPING. HANGERS AND STRAPING MATERIALS SHALL BE OF APPROVED MATERIALS THAT
WILL NOT PROMOTE GALVANIC ACTION.
10. HANGERS AND ANCHORS SHALL BE ATTACHED TO THE BUILDING CONSTRUCTION IN AN APPROVED MANNER.
11. ANCHORAGE SHALL BE PROVIDED TO RESTRAIN DRAINAGE PIPING FROM AXIAL MOVEMENT. FOR PIPE SIZES GREATER THAN 4", RESTRAINTS SHALL BE PROVIDED FOR DRAIN PIPES AT ALL
CHANGES IN DIRECTION AND AT ALL CHANGES IN DIAMETER GREATER THAN TWO PIPE SIZES. BRACES, BLOCKS, RODDING AND OTHER SUITABLE METHODS AS SPECIFIED BY THE COUPLING
MANUFACTURER SHALL BE UTILIZED.
12. ALL EQUIPMENT (WATER HEATERS, ETC) SHALL BE LABELED WITH PLASTIC SIGNS, LAMINATED, ENGRAVED: 1/8" THICK BLANKS FOR SIGNS SHALL BE A MINIMUM OF 1-3/4" HIGH, WITH 1"
HIGH LETTERS. LENGTH OF THE SIGN SHALL BE THE SUM OF THE LETTERS/NUMBERS PLUS 3/4" EACH END.
13. PROVIDE ALL OFFSETS AND FITTINGS REQUIRED FOR A FULLY FUNCTIONAL SYSTEM. MAKE CONNECTION TO SITE UTILITIES. COORDINATE WITH SITE UTILITY CONTRACTOR AS REQUIRED.
14. CONCEAL PIPING ABOVE CEILING, WITHIN WALL OR CHASES OR AS SPECIFICALLY NOTED.
15. PROVIDE ACCESS PANELS (EQUAL TO MIFAB PRODUCTS) FOR ALL VALVES CONCEALED IN WALLS OR ABOVE NON -ACCESSIBLE CEILINGS.
16. PROVIDE A 1/2" ROUND RED DOT ON THE CEILING GRID BELOW ALL VALVES.
17. ALL EXPOSED PIPE AND FITTINGS IN FINISHED AREAS SHALL BE CHROME PLATED. IF PIPING IS NOT AVAILABLE CHROME PLATED, PIPING SHALL BE PAINTED WITH CHROME COLORED
PAINT.
18. PROVIDE CLEANOUTS IN ACCORDANCE WITH THE FLORIDA PLUMBING CODE, 6th EDITION (2017). INSTALL CLEANOUT WITH COVER FLUSH TO FINISH SURFACE. WHEN OUTDOORS, PROVIDE
CONCRETE ADJACENT TO CLEANOUT.
19. COORDINATE PIPING WITH ALL ELECTRICAL EQUIPMENT (PANELS, TRANSFORMERS, ETC.) PRIOR TO ANY INSTALLATION. DO NOT ROUTE ANY PIPING OVER ANY ELECTRICAL PANELS.
20. ALL WALL MOUNTED LAVATORIES SHALL BE ATTACHED TO FLOOR MOUNTED CARRIERS DESIGNED TO WITHSTAND A VERTICAL LOAD OF 250 POUNDS ON THE FRONT OF FIXTURE.

PANEL DIRECTORIES SHALL INCLUDE ALL ROOM NUMBERS AND NAMES. WHERE PANEL SCHEDULES ARE
