8. R313.1 Smoke alarms.
Smoke alarms shall be installed in the following locations:
1. In each sleeping room.
2. Outside each separate sleeping area in the immediate vicinity of the bedrooms.
3. On each additional story of the dwelling, including basements but not including crawl spaces and
uninhabitable attics. In dwellings or dwelling units with split levels and without an intervening door between the
adjacent levels, a smoke alarm installed on the upper level shall suffice for the adjacent lower level provided that
the lower level is less than one full story below the upper level.
When more than one smoke alarm is required to be installed within an individual dwelling unit the alarm devices
shall be interconnected in such a manner that the actuation of one alarm will activate all of the alarms in the
individual unit. The alarm shall be clearly audible in all bedrooms over background noise levels with all intervening
doors closed.
All smoke alarms shall be listed and installed in accordance with the provisions of this code and the household fire
warning equipment provisions of NFPA 72.
NOTES
R309.1 Opening protection.
Openings from a private garage directly into a room used for sleeping purposes shall not be permitted. Other
openings between the garage and residence shall be equipped with solid wood doors not less than 1 3/8 inches
(35 mm) in thickness, solid or honeycomb core steel doors not less than 1 3/8 inches (35 mm) thick, or 20-minute
fire -rated doors.
R309.1.1 Duct penetration.
Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be
constructed of a minimum No, 26 gage (0.48 mm) sheet steel or other approved material and shall have no
openings into the garage.
R309.2 Separation required.
The garage shall be separated from the residence and its attic area by not less than '/2-inch (12.7 mm) gypsum
board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms
above by not less than 5/8-inch (15.9 mm) Type X gypsum board or equivalent. Where the separation is a
floor -ceiling assembly, the structure supporting the separation shall also be protected by not less than 1/2-inch (12.7
mm) gypsum board or equivalent.
R311.4.3 Landings at doors.
There shall be a floor or landing on each side of each exterior door.
Exception: Where a stairway of two or fewer risers is located on the exterior side of a door, other than the required
exit door, a landing is not required for the exterior side of the door.
The floor or landing at the exit door required by Section R311.4.1 shall not be more than 1.5 inches (38 mm) lower
than the top of the threshold. The floor or landing at exterior doors other than the exit door required by Section
R311.4.1 shall not be required to comply with this requirement but shall have a rise no greater than that permitted in
Section R311.5.3.
Exception: The landing at an exterior doorway shall not be more than 73/4 inches (196 mm) below the top of the
threshold, provided the door, other than an exterior storm or screen door does not swing over the landing.
The width of each landing shall not be less than the door served. Every landing shall have a minimum dimension of
36 inches (914 mm) measured in the direction of travel.
R311.4.4 Type of lock or latch.
All egress doors shall be readily openable from the side from which egress is to be made without the use of a key
or special knowledge or effort.
R311.5.2 Headroom.
The minimum headroom in all parts of the stairway shall not be less than 6 feet 8 inches (2036 mm) measured
vertically from the sloped plane adjoining the tread nosing or from the floor surface of the landing or platform.
R311.5.3 Stair treads and risers.
R311.5.3.1 Riser height.
The maximum riser height shall be 73/4 inches (196 mm), The riser shall be measured vertically between leading
edges of the adjacent treads. The greatest riser height within any flight of stairs shall not exceed the smallest by
more than 3/8 inch (9.5 mm).
R311.5.3.2 Tread depth.
The minimum tread depth shall be 10 inches (254 mm). The tread depth shall be measured horizontally between
the vertical planes of the foremost projection of adjacent treads and at a right angle to the tread's leading edge.
The greatest tread depth within any flight of stairs shall not exceed the smallest by more than 3/8 inch (9.5 mm).
Winder treads shall have a minimum tread depth of 10 inches (254 mm) measured as above at a point 12 inches
(305) mm from the side where the treads are narrower. Winder treads shall have a minimum tread depth of 6
inches (152 mm) at any point. Within any flight of stairs, the greatest winder tread depth at the 12 inch (305 mm)
walk line shall not exceed the smallest by more than 3/8 inch (9.5 mm).
R311.5.3.3 Profile.
The radius of curvature at the leading edge of the tread shall be no greater than 9/16 inch (14.3 mm). A nosing not
less than 3/4 inch (19 mm) but not more than 11/4 inch (32 mm) shall be provided on stairways with solid risers. The
greatest nosing projection shall not exceed the smallest nosing projection by more than 3/8 inch (9.5 mm) between
two stories, including the nosing at the level of floors and landings. Beveling of nosing shall not exceed'/2 inch
(12.7 mm). Risers shall be vertical or sloped from the underside of the leading edge of the tread above at an angle
not more than 30 (0.51 rad) degrees from the vertical. Open risers are permitted, provided that the opening
between treads does not permit the passage of a 4-inch diameter (102 mm) sphere.
Exceptions:
1. A nosing is not required where the tread depth is a minimum of 11 inches (279 mm).
2. The opening between adjacent treads is not limited on stairs with a total rise of 30 inches (762 mm) or less.
R312.1 Guards required.
Porches, balconies or raised floor surfaces located more than 30 inches (762 mm) above the floor or grade below
shall have guards not less than 36 inches (914 mm) in height. Open sides of stairs with a total rise of more than 30
inches (762 mm) above the floor or grade below shall have guards not less than 34 inches (864 mm) in height
measured vertically from the nosing of the treads.
Porches and decks which are enclosed with insect screening shall be provided with guards where the walking
surface is located more than 30 inches (762 mm) above the floor or grade below.
R314.1.2 Thermal barrier,
Foam plastic, except where otherwise noted, shall be separated from the interior of a building by minimum 1/2-inch
(12.7 mm) gypsum board or an approved finish material equivalent to a thermal barrier to limit the average
temperature rise of the unexposed surface to no more than 250'F (121'C) after 15 minutes of fire exposure to the
ASTM E 119 standard time temperature curve. The gypsum board shall be installed using a mechanical fastening
system in accordance with Section R702.3.5. Reliance on adhesives to ensure that the gypsum board will remain in
place when exposed to fire shall be prohibited.
R401.3 Drainage.
Surface drainage shall be diverted to a storm sewer conveyance or other approved point of collection so as to not
create a hazard. Lots shall be graded so as to drain surface water away from foundation walls. The grade away
from foundation walls shall fall a minimum of 6 inches (152 mm) within the first 10 feet (3048 mm).
Exception: Where lot lines, walls, slopes or other physical barriers prohibit 6 inches (152 mm) of fall within 10 feet
(3048 mm), drains or swales shall be provided to ensure drainage away from the structure.
d. Three -eighths -inch -thick single -ply gypsum board shall not be used on a ceiling where a water -based textured
finish is to be applied, or where it will be required to support insulation above a ceiling. On ceiling applications to
receive a water -based texture material, either hand or spray applied, the gypsum board shall be applied
perpendicular to framing. When applying a water -based texture material, the minimum gypsum board thickness
shall be increased from 3/8 inch to 112 inch for 16-inch on center framing, and from 112 inch to 5/8 inch for 24-inch on
center framing or 1/2-inch sag -resistant gypsum ceiling board shall be used.
R703.7.5 Flashing.
Flashing shall be located beneath the first course of masonry above finished ground level above the
foundation wall or slab and at other points of support, including structural floors, shelf angles and
lintels when masonry veneers are designed in accordance with Section R703.7. See Section R703.8 for
additional requirements.
WOOD NOTES
1. All framing members bearing interior & exterior shall be wood members with properties equal to or better than
those given by the Southern Pine inspection bureau for surfaced dried Southern Pine no. 2 (minimum allowable
bending stress -1290 psi for single members uses and 1400 psi for repetitive member uses, Modules of
elasticity-1,600,000 psi).
2. All wood non -bearing exterior and interior walls to be #2 spruce pine fur (fb = 1,000 psi).
3. All wood girders shall have a min. of (4) - 2"x4" studs placed directly under the girder and double plate.
4. All lumber in contact with masonry or concrete shall be pressure treated.
5. All roof rafters and prefabricated wood trusses shall be securely fastened to their supporting wall or beams
with hurricane clips or anchors as noted.

MASONRY/CONCRETE NOTES
2103.1 Concrete masonry units.
Concrete masonry units shall conform to the following standards: ASTM C 55 for concrete brick; ASTM C 73 for
calcium silicate face brick; ASTM C 90 for load -bearing concrete masonry units or ASTM C 744 for prefaced
concrete and calcium silicate masonry units.
CONCRETE NOTES:
1. All concrete shall have a minimum compressive strength of 3,000 psi at 28 days.
2. All reinforcing steel to be new domestic deformed billet steel conforming to astm a-615 grade 40 except that
ties may be domestic steel conforming to astm A-615 grade 40.
3. Welded wire fabric shall conform to A-185.
4. Contractor shall verify locations of all openings, sleeves, anchor bolts, inserts, etc. as required by other trades
before concrete is placed. No sleeves, openings pr inserts may be placed in beams or slabs unless approved by

1. Pre -manufactured roof trusses to be designed in accordance with the latest tpi
design requirements. The truss manufacturer is responsible to furnish all reaction
loads for dead loads, live loads and wind loads. Manufacturer to submit truss
layout and details signed by a florida registered engineer.
2. All exterior concrete block walls are designed as shear walls or shear wall
segments with dur-a-wall reinforcement every other block as per the requirements

GENERAL NOTES
1. General contractor will verify all dimensions shown or implied before starting any

306.3.2 Air -handling units.
Air -handling units shall be allowed in residential attics if the following conditions are
met:
1. The service panel of the equipment is located within 6 feet (1829 mm) feet of
an attic access.
2. A device is installed to alert the owner or shut the unit down when the
condensation drain is not working properly.
3. The attic access opening is of sufficient size to replace the air handler,
4. A notice is posted on the electric service panel indicating to the homeowner
that the air handler is located in the attic. Said notice shall be in all capitals, in
16-point type, with the title and first paragraph in bold:

GENERAL WINDOW & DOOR NOTES
1. Exterior front and back doors, windows, garage doors, cladding and
components are submitted with the "Technical Manual" for installation and
technical material specifications.
2. Nail and glue bucks, the wood between the door jamb and the wall.
3. The mullions - strips between a series of windows - must be certified to
withstand the designed wind capacity.
4. Windows and glass doors must meet the impact standards. Window mfg, must
have labels attached listing manufacturer, performance characteristics and
certification that they have been tested. labels must stay on until the final
inspection.
5. Any glazing within 36" horizontally and below 60" of the standing surface of a
bathtub, shower, spa, etc., shall be safety glazed.
FOUNDATION INSPECTION
Notes:
1.) A foundation survey shall be performed and a copy of the survey shall be on
site for the building inspector's use. or all property markers shall be exposed and a
string stretched from marker to marker to verify required setbacks.
FRAMING INSPECTION
