SHALL FIELD VERIFY KEY DIMENSIONS AND CONDITIONS PRIOR TO ORDERING MATERIALS, FINISHES, EQUIPMENT, AND FIXTURES. THESE CONSTRUCTION DOCUMENTS ARE BASED, IN LARGE PART, ON TENANT -SUPPLIED RECORD CONSTRUCTION DOCUMENTS ("AS BUILTS"). THE ARCHITECT DOES NOT REPRESENT THAT HE HAS FIELD -VERIFIED THE RECORD CONSTRUCTION DOCUMENTS AND HE DOES NOT CERTIFY THEIR ACCURACY. 7. GENERAL CONTRACTOR REMAINS SOLELY LIABLE AND RESPONSIBLE FOR THE FOLLOWING: - VERIFICATION OF ALL EXISTING CONDITIONS, UNIT LOCATIONS AND DIMENSIONS COORDINATING W/ TRADES AND TENANT PRIOR TO CONSTRUCTION - IDENTIFICATION AND REMOVAL OF ANY AND ALL HAZARDOUS MATERIALS, INCLUDING, BUT NOT LIMITED TO, ABESTOS-LADEN MATERIALS. NO COMBUSTIBLE MATERIALS ARE PERMITTED ABOVE CEILING, INCLUDING F.R.T. LUMBER. 18. ALL FIRE RATED WALLS MUST HAVE RATING STENCILED IN A READILY VIEWABLE AREA, PER THE 2006 I.B.C. & NORTH CAROLINA STATE BUILDING CODE (2009). 19. THERE SHALL BE NO CHANGES TO OR DEVIATIONS FROM THE REQUIREMENTS OF F.D.'S EXHIBITS OR FROM THE DRAWINGS UNLESS SUCH CHANGES OR DEVIATIONS ARE APPROVED IN WRITING BY TENANT PRIOR TO THE WORK BEING DONE. 20. GC TO FIELD VERIFY AND CONFIRM ANY ROOF WORK W/ LANDLORD ON WARRANTY PRIOR TO CONSTRUCTION OR ALTERATIONS. 21. ALL PLYWOOD BACKING AND ANY IMPERFECTIONS SHALL BE FILLED AND SANDED SMOOTH TO PROVIDE A CONTINUOUS SMOOTH SURFACE FOR APPLICATION OF FINISH (PAINT OR LAMINATE). 22. ALL WOOD PARTITIONS WITH DOORS TO HAVE NON-COMBUSTIBLE WOOD JACK STUDS AND HEADERS. 23. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR VERIFYING AND MAINTAINING ALL EXISTING SETBACKS, EASEMENTS, AND ANY DEED RESTRICTIONS. 24. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR FINAL CLEANUP AND SHALL INCLUDE THE SITE, AND THE BUILDING. THE ENTIRE PROJECT SHALL BE LEFT IN A NEW, CLEAN CONDITION. 25. THE GENERAL CONTRACTOR SHALL MEET WITH THE PLUMBING CONTRACTOR ON SITE PRIOR TO CONSTRUCTION TO VERIFY ANY AND ALL EXISTING PLUMBING CONDITIONS PERTAINING TO THIS PROJECT. MINUTES FROM THIS MEETING AND FINDINGS IN THE FIELD SHALL BE SUBMITTED TO THE ARCHITECT PRIOR TO CONSTRUCTION. 26. THE GENERAL CONTRACTOR SHALL MEET WITH THE MECHANICAL CONTRACTOR ON SITE PRIOR TO CONSTRUCTION TO VERIFY ANY AND ALL EXISTING HVAC EQUIPMENT PERTAINING TO THIS PROJECT. INCLUDING EXIST. ROOF CURBS, ROOF TOP UNITS, DUCTWORK, REGISTERS, AND ANY AND ALL OTHER ON SITE MECHANICAL EQUIPMENT. MINUTES FROM THIS MEETING AND FINDINGS IN TEH FIELD SHALL BE SUBMITTED TO THE ARCHITECT PRIOR TO CONSTRUCTION. 27. THE GENERAL CONTRACTOR SHALL MEET WITH THE ELECTRICAL CONTRACTOR ON SITE PRIOR TO CONSTRUCTION TO VERIFY ANY AND ALL EXISTING ELECTRICAL EQUIPMENT PERTAINING TO THIS PROJECT. INCLUDING ELECTRIC PANELS, CONDUIT, AND ANY/ALL OTHER ON -SITE ELECTRICAL EQUIPMENT, ETC. MINUTES FROM THIS MEETING AND FINDINGS IN THE FIELD SHALL BE SUBMITTED TO THE ARCHITECT PRIOR TO CONSTRUCTION. 28. CLAIMS FOR CONSEQUENTIAL DAMAGES. THE ARCHITECT AND THE OWNER WAIVE CONSEQUENTAIL DAMAGES FOR CLAIMS, DISPUTES OR OTEHR MATTERS IN QUESTION ARISING OUT OF OR RELATING TO THIS PROJECT. THIS MUTAL WAIVER IS APPLICABLE, WITHOUT LIMITATION, TO ALL CONSEQUENTIAL DAMAGES. 29. LANDLORD OR GC SHALL PERFORM ANY/ALL WORK REQUIRED TO CAUSE THE ENTIRE DEMISED PREMISES TO COMPLY WITH LAWS PERTAINING TO ACCESSIBILITY BY DISABLED PERSONS (ADA) AND WILL OBTAIN AND INSTALL A CERTIFICATE OF OCCUPANCY AND HEALTH CERTIFICATE (IF REQUIRED). CERTIFICATE(S) SHALL BE INSTALLED IN AN 8-1/2"X11" FRAME ON THE OUTSIDE OF THE OFFICE WALL IN A CONSPICUOUS LOCATION. THIS SHALL BE DONE PRIOR TO DELIVERING THE DEMISED PREMISES TO TENANT. 30. ALL STRUCTURAL MEMBERS AND ANY EXTERIOR OPENINGS SHALL BE VERIFIED BY THE CONTRACTOR PRIOR TO CONSTRUCTION OR ALTERATIONS. 31. INFILL ALL HOLES, CRACKS AND PENETRATIONS IN THE EXTERIOR WALLS. 32.
