01 ALL CONCRETE MASONRY UNITS SHALL BE HOLLOW LOAD BEARING UNITS CONFORMING TO ASTM C90, GRADE
N, TYPE I, WITH MINIMUM COMPRESSIVE STRENGTH OF UNITS =1,900 PSI ON NET AREA, WITH ASSUMED
DESIGN COMPRESSIVE STRENGTH, F'M =1,500 PSI. UNITS MAY BE FABRICATED EITHER WITH NORMAL WEIGHT
AGGREGATE (C33) OR WITH LIGHTWEIGHT AGGREGATE (C331).
02 ALL UNITS SHALL BE PLACED IN RUNNING BOND.
03 MORTAR SHALL BE TYPE M OR S. MIX 1 PART PORTLAND CEMENT,1/4 TO 1/2 PART HYDRATED LIME AND 2-1/4

11 ALL MASONRY WALLS SHALL BE ADEQUATELY BRACED DURING CONSTRUCTION TO RESIST WIND LOADS OF 25
PSF. NOTE THAT FLOOR AND ROOF DIAPHRAGMS WILL PROVIDE ULTIMATE STABILITY FOR WALLS. UNTIL

MATERIAL SHALL BE TESTED BY MODIFIED PROCTOR DENSITY METHOD (ASTM D1557) AND MUST QUALIFY AS
SELECT, WITH LESS THAN 10% PASSING THROUGH THE NO.200 SIEVE. SOIL SHALL BE PLACED WITH MOISTURE
CONTENT AND ENERGY TO PROVIDE 98% OF MAXIMUM DRY DENSITY BELOW SLABS ON GRADE, AND SOIL
SHALL BE COMPACTED TO 98% 12" AND 24" BELOW STRIP FOOTINGS AND COLUMN FOOTINGS, RESPECTIVELY.
IN PLACE DENSITY TESTS SHALL BE TAKEN FOR EACH 2,000 S.F. IN EACH LIFT. FOR ACCEPTANCE OF SOIL,
AVERAGE OF DENSITY TESTS MUST EXCEED THE SPECIFIED COMPACTION. NO TESTS SHALL BE PERMITTED
TO FALL BELOW 90% COMPACTION.
05 ALL EXTERIOR FOOTINGS SHALL BE PLACED A MINIMUM OF 2'-0" BELOW FINAL GRADE WHEN BEARING ON SOIL,
UNLESS NOTED OTHERWISE ON THE FOUNDATION DRAWINGS.
06 WHERE NECESSARY, FOOTING STEPS SHALL BE CONSTRUCTED AT MAXIMUM SLOPE OF 1 VERTICAL TO 2
HORIZONTAL.
07 WHERE ROCK OUTCROPPINGS ARE ENCOUNTERED IN A BUILDING FOUNDATION BEARING ON SOIL, SUCH
OUTCROPPING OR INTERFERENCE SHALL BE REMOVED TO A DEPTH 12 INCHES BELOW BOTTOM OF FOOTING
AND REPLACED WITH CLEAN GRANULAR MATERIAL CONTAINING LESS THAN 5% SILT, COMPACTED TO 95%
DENSITY PER MODIFIED PROCTOR METHOD. MAINTAIN A MINIMUM COVER OF 1'-6" TO BOTTOM OF CONCRETE.
08 WHERE SOLID UNFRACTURED ROCK IS ENCOUNTERED FOR A WALL LENGTH OF AT LEAST 25 FEET, WALLS MAY
BE POURED WITHOUT FOOTINGS BY TRENCHING 6 INCHES INTO THE ROCK AND PINNING THE WALL TO ROCK
WITH #6 x T-0" LONG DOWELS AT 2'-8" ON CENTER, GROUTED INTO ROCK, EXTENDING 1'-6" INTO ROCK. NO
FROST PROVISIONS ARE REQUIRED FOR THIS DETAIL. PROVIDE CONTROL JOINT IN WALL AT ANY TRANSITION
BETWEEN ROCK BEARING AND SOIL BEARING CONDITIONS.
09 EXCAVATIONS SHALL BE DEWATERED TO A DEPTH OF AT LEAST 2 TO 3 FEET BELOW THE BOTTOM OF THE
EXCAVATIONS TO ALLOW INSTALLATION OF FOOTINGS IN DRY ATMOSPHERE.
10 DIFFERENTIAL BACKFILL AGAINST FOUNDATION WALLS SHALL NOT EXCEED FOUR FEET UNTIL TOP BRACING
OR FRAMEWORK HAS BEEN IN PLACE FOR A MINIMUM OF THREE DAYS. CANTILEVERED RETAINING WALLS MAY
BE BACK -FILLED WITHIN 14 DAYS OF CONCRETE PLACEMENT, BUT IN NO CASE SHALL DIFFERENTIAL OF
BACKFILL, BETWEEN OPPOSITE SIDES OF THE WALL, EXCEED THE FINAL DESIGN DIFFERENTIAL.
11 ALL BOTTOM OF FOOTING ELEVATIONS ARE SUBJECT TO CHANGE UPON INSPECTION OF SOIL CONDITION.
ELEVATION OF ADJACENT FOOTINGS SHALL VARY ON A SLOPE NOT STEEPER THAN ONE VERTICAL TO TWO
HORIZONTAL.
12 THE CONTRACTOR SHALL NOTIFY THE ENGINEER WHERE BOTTOM OF FOOTING ELEVATION IS CHANGED AND
OBTAIN REVISED DESIGN OF THE FOUNDATION AND RETAINING WALLS AS REQUIRED.
13 A MINIMUM 6-MIL POLYETHYLENE VAPOR BARRIER BETWEEN THE BOTTOM OF THE FLOOR SLAB AND THE TOP
OF THE COMPACTED SUBGRADE SHALL BE INSTALLED.
01 CONTRACTOR SHALL BE RESPONSIBLE FOR COMPLYING WITH ALL APPLICABLE CODES AND MUST NOTIFY
ARCHITECT OF DISCREPANCIES INDICATED BY THESE DOCUMENTS FOUND DURING BIDDING AND PRIOR TO
PROCEEDING WITH THE WORK.
02 DRAWINGS ARE DEVELOPED TO ILLUSTRATE SIZE, ASSEMBLY, RELATIONSHIP, QUANTITY, AND IDENTIFICATION
OF BUILDING COMPONENTS. DOCUMENTS WORK IN CONJUNCTION WITH SPECIFICATIONS REGARDING EXACT
REQUIREMENTS OF PRODUCTS, INSTALLATION QUALITY, STANDARD EXECUTION OF WORK, AND
CLASSIFICATIONS.
03 ALL TRADES MUST REVIEW ALL CONSTRUCTION DOCUMENTS AND ARE RESPONSIBLE FOR ALL WORK
ASSOCIATED WITH THEIR TRADES IN THESE DOCUMENTS. DO NOT BASE SCOPE OF WORK ONLY ON A REVIEW
OF THE SHEETS TYPICALLY ASSOCIATED WITH THE TRADE'S SCOPE OF WORK.
04 DO NOT SCALE DRAWINGS. USE ONLY WRITTEN DIMENSIONS.
05 THE CONTRACTOR SHALL VERIFY AND BE RESPONSIBLE FOR ALL DIMENSIONS, SHALL VERIFY EXISTING
TOPOGRAPHY AND GRADE ELEVATIONS, AND SHALL NOTIFY ARCHITECT OF ANY DISCREPANCIES PRIOR TO
PROCEEDING WITH THE PROJECT.
06 THE CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR AND HAVE CONTROL OVER CONSTRUCTION MEANS,
METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES, INCLUDING ALL SAFETY PRECAUTIONS AND
PROGRAMS, AND FOR COORDINATING ALL PORTIONS OF THE WORK.
07 ADDRESSES: APPROVED NUMBERS OR ADDRESSES SHALL BE PROVIDED FOR THE BUILDINGS SO THAT THE
NUMBERS OR ADDRESS IS PLAINLY VISIBLE AND LEGIBLE FROM THE STREET OR ROADWAY. THE NUMBERS
SHALL CONTRAST WITH THEIR BACKGROUND. ADDRESS NUMBERS SHALL BE DETERMINED BY THE OWNER.
08 DIMENSIONS SHOWN ARE TO FACE OF CONCRETE MASONRY UNITS, FACE OF STUD, MASONRY OPENING, OR
ROUGH OPENING AT STUD WALLS.
09 THE CONTRACTOR IS RESPONSIBLE FOR PROVIDING AND SUBMITTING PRODUCT APPROVAL SHEETS AND DATA
TO THE BUILDING DEPARTMENT IN THE FORM THE BUILDING DEPARTMENT REQUIRES FOR ANY PRODUCT
SELECTION THAT IS CHANGED BY THE OWNER AND/OR THE CONTRACTOR FROM THE PRODUCT ORIGINALLY
SPECIFIED AND SUBMITTED BY THE ARCHITECT. THE CONTRACTOR MUST FIRST SUBMIT THE NEW PRODUCT
DATA TO THE ARCHITECT FOR REVIEW AND APPROVAL BEFORE SUBMITTING THE REQUIRED PRODUCT
APPROVAL SHEETS AND DATA TO THE BUILDING DEPARTMENT.
E SITE WORK
01 SOIL BEARING VALUES. FOUNDATION DESIGNS ARE BASED ON AN ESTIMATED SOIL BEARING VALUE OR
ACTUAL VALUE AS SPECIFIED BY A GEOTECHNICAL ENGINEER AND NOTED ON THE DRAWINGS. FOUNDATIONS
AND SLABS ARE DESIGNED TO UNIFORMLY BEAR ON WELL COMPACTED, WELL DRAINED NON -EXPANSIVE
SOILS. A CERTIFIED SOILS ENGINEER SHALL REVIEW FOUNDATION DESIGNS, BUILDING LOADS, AND COMPARE
WITH SUBSURFACE SOIL INVESTIGATION RECOMMENDATIONS. SHOULD ON -SITE OBSERVATIONS SHOW THAT
FOOTINGS SHOWN HERE ARE NOT SATISFACTORY, THE ARCHITECT SHALL BE CONTACTED IMMEDIATELY FOR
REVISED DESIGNS.
02 THE CONTRACTOR SHALL PROVIDE ALL OF THE FOLLOWING SITE REQUIRED ITEMS, BUT NOT LIMITED TO: SITE
UTILITIES, SLEEVES, CONDUIT, PULL BOXES, STRUCTURAL BASES, FOOTINGS, ETC. DESCRIBED OR REQUIRED
AS PART OF A COMPLETE SYSTEM ON CIVIL ENGINEERING, LANDSCAPE, SWIMMING POOL, ARCHITECTURAL,
STRUCTURAL, MECHANICAL, ELECTRICAL OR PLUMBING DRAWINGS. COORDINATE FULLY WITH ALL UTILITY
COMPANIES TO DETERMINE WHAT COMPONENTS ARE PROVIDED BY THE UTILITY COMPANIES. THE GENERAL
CONTRACTOR IS RESPONSIBLE FOR ALL ITEMS NOT SUPPLIED BY THE UTILITY COMPANY.
03 REFER TO CIVIL ENGINEERS SITE PLAN AND DETAILS FOR ACTUAL BUILDING LOCATIONS, FINISHED GRADES,
FLOOR ELEVATIONS, UTILITIES, DRAINAGE, ETC.
04 REFER TO LANDSCAPE ARCHITECT AND/OR POOL DESIGNER'S PLANS FOR LANDSCAPING, FENCES, POOL
DESIGN, IRRIGATION, EXTERIOR FURNISHINGS, TRAFFIC CONTROL, AND OTHER DECORATIVE LIGHT FIXTURES,
ETC.
05 CLEARANCE BETWEEN EXTERIOR WALL COVERINGS AND FINAL GRADE ON THE EXTERIOR OF BUILDING SHALL
NOT BE LESS THAN 6 INCHES, (U.N.O.)
06 NOTICE OF TERMITE PROTECTION. A PERMANENT SIGN WHICH IDENTIFIES THE TERMITE TREATMENT
PROVIDER AND NEED FOR REINSPECTION AND TREATMENT CONTRACT RENEWAL SHALL BE PROVIDED. THE
SIGN SHALL BE POSTED NEAR THE WATER HEATER OR ELECTRICAL PANEL.
GENERAL - STRUCTURAL
01 THESE STRUCTURAL PLANS HAVE BEEN PREPARED IN ACCORDANCE WITH THE APPLICABLE STRUCTURAL
CHAPTERS OF THE 2007 FLORIDA BUILDING CODE. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH
THIS CODE AND ALL LOCAL REQUIREMENTS.
02 DESIGN LOADS:
A SEE DESIGN CRITERIA ON STRUCTURAL DRAWING.
B FLOOR LIVE LOADS HAVE BEEN REDUCED IN ACCORDANCE WITH CODE FOR GIRDERS AND COLUMNS.
C WIND LOAD: SEE REQUIRED DESIGN WIND PRESSURES ON STRUCTURAL DRAWINGS.
D COMPONENTS AND CLADDING: SEE REQUIRED DESIGN WIND PRESSURES ON STRUCTURAL DRAWINGS.
03 ALL WORK SHALL BE COORDINATED WITH ARCHITECTURAL, MECHANICAL, ELECTRICAL AND PLUMBING
DRAWINGS. CONFLICTS IN DIMENSION AND INTERFERENCE SHALL BE DIRECTED TO THE STRUCTURAL
ENGINEER PRIOR TO CONSTRUCTION OF WORK.
04 THE CONTRACTOR SHALL CHECK THE BUILDING LOCATIONS WITH REGARD TO PROPERTY LINE AND VERIFY
ALL EXISTING CONDITIONS PRIOR TO EXCAVATION AND SHOP DRAWING PREPARATION. NOTIFY THE
ARCHITECT 1 ENGINEER OF ANY DISCREPANCIES.
05 IN CASE OF CONTRADICTION BETWEEN THE DRAWINGS, THE SPECIFICATIONS AND THE CODES, OR IF ANY
CHANGE IS REQUIRED, THE CONTRACTOR SHALL INFORM THE ENGINEER IMMEDIATELY. NO CHANGE SHALL BE
MADE WITHOUT WRITTEN APPROVAL OF THE ARCHITECT I ENGINEER.
