FOUNDATIONS & SLAB -ON -GRADE:
BUILDING SITE SHALL BE SCRAPED TO REMOVE ALL ORGANIC MATERIALS WITHIN THE BUILDING AREA.
ANY ADDITIONAL FILL PLACED ON THE BUILDING PAD AREA, SHALL BE COMPACTED
SUCH THAT IT CAN ADEQUATELY SUPPORT A 2,000 P.S.F. FOUNDATION LOADING.
SLAB SHALL BE PLACED OVER A 6 MIL VAPOR BARRIER ON CLEAN, ADEQUATELY
COMPACTED AND TERMITE POISONED SOIL.
CONCRETE UTILIZED IN THE FOUNDATIONS AND SLABS SHALL HAVE A MINIMUM 28 DAY
COMPRESSIVE STRENGTH OF 2,500 P.S.I.
REINFORCING STEEL SHALL BE GRADE 40 MINIMUM AND IDENTIFIED IN ACCORDANCE
WITH ASTM A-615. LAP SPLICES, WHERE REQUIRED, SHALL BE A MINIMUM OF 25"
FOR #5 REBAR, 30' FOR #6 REBAR & 35- FOR #7 REBAR.
PLANS ARE ENGINEERED FOR A MAXIMUM STEMWALL HEIGHT OF 4 COURSES (AFTER
FINAL SITE GRADING). THE CONTRACTOR OR BUILDING OWNER SHALL DETERMINE THE
EXACT STEMWALL HEIGHT BASED UPON SITE CONDITIONS PRIOR TO POURING THE FOUNDATION
AND CONTACT ARKAY ENGINEERING WHEN MORE THAN 4 COURSES ARE REQUIRED.
A FOUNDATION SURVEY SHALL BE PERFORMED AND A COPY OF THE SURVEY SHALL BE ON THE
SITE FOR THE BUILDING INSPECTORS USE, OR ALL PROPERTY MARKERS SHALL BE EXPOSED AND
A STRING STRETCHED FROM MARKER TO MARKER TO VERIFY THE REQUIRED BUILDING SETBACKS.
MASONRY WALLS:
CONCRETE MASONRY UNITS SHALL BE HOLLOW UNIT MASONRY IN ACCORDANCE WITH ASTM C-90
AND SHALL HAVE A MINIMUM F-M OF 1,500 P.S.I.
MORTAR SHALL CONFORM TO ASTM C-270 AND SHALL BE EITHER TYPE M OR S.
REINFORCING STEEL SHALL BE GRADE 40 MINIMUM AND IDENTIFIED IN ACCORDANCE
WITH ASTM A-615. LAP SPLICES, WHERE REQUIRED, SHALL BE A MINIMUM OF 251,
FOR #5 REBAR, 30" FOR #6 REBAR & 35" FOR #7 REBAR.
BUILDING DATA:
GROUT FOR THE POURED CELLS AND LINTELS SHALL HAVE A MAXIMUM COURSE AGGREGATE SIZE
OF 3/8", PLACED AT AN 8 TO 11 INCH SLUMP AND HAVE A MINIMUM 28 DAY COMPRESSIVE STRENGTH
OF 2,500 P.S.I. (WHEN TESTED PER ASTM C-1019).
PROVIDE CLEAN -OUT OPENINGS (12 SQ, IN.) IN CELLS CONTAINING SPLICED REINFORCEMENT, WHEN
THE GROUT POUR EXCEEDS 5 FEET IN HEIGHT.
SOIL TERMITE TREATMENT:
TERMITE PROTECTION SHALL BE PROVIDED BY REGISTERED TERMITICIDES, INCLUDING PESTICIDES
APPLIED TO SOIL, OR WOOD, BAITING SYSTEMS, OR OTHER APPROVED PROTECTION LABELED FOR
USE AS A PREVENTATIVE TREATMENT TO NEW CONSTRUCTION.
A "CERTIFICATE OF COMPLIANCE" SHALL BE ISSUED TO THE BUILDING DEPARTMENT BY A LICENSED
PEST CONTROL COMPANY BEFORE A"CERTIFICATE OF OCCUPANCY" WILL BE ISSUED. THE CERTIFICATE
SHALL STATE
"THE BUILDING HAS RECEIVED A COMPLETE TREATMENT FOR THE PREVENTION OF SUBTERRANEAN
TERMITES. THE TREATMENT IS IN ACCORDANCE WITH THE RULES AND LAWS OF THE FLORIDA
DEPARTMENT OF AGRICULTURE AND CONSUMER SERVICES."
IF A REGISTERED TERMITICIDE BAIT SYSTEM IS TO BE USED FOR SUBTERRANEAN TERMITE PREVENTION,
DO NOT APPLY. A SIGNED FIVE YEAR CONTRACT FROM THE ISSUE
OF THE CERTIFICATE OF OCCUPANCY ASSURING INSTALLATION, MAINTENANCE AND MONITORING OF THE
BAITING SYSTEM SHALL BE PROVIDED TO THE BUILDING OFFICIAL PRIOR TO THE SLAB POUR. THE SYSTEM
MUST BE INSTALLED PRIOR TO FINAL BUILDING APPROVAL.
INITIAL SOIL POISONING TREATMENT SHALL BE DONE AFTER ALL EXCAVATION,
BACKFILLING & COMPACTION ARE COMPLETE
ANY SOIL DISTURBED AFTER THE INITIAL TREATMENT SHALL BE RE -TREATED
(INCLUDING ANY BOXED OR FORMED AREAS) -
BOXED AREAS IN THE CONCRETE SLAB FOR INSTALLATION OF TRAPS SHALL BE MADE
WITH PERMANENT METAL OR PLASTIC FORMS. PERMANENT FORMS MUST BE OF AN
ADEQUATE SIZE & DEPTH TO ELIMINATE ANY DISTURBANCE OF THE SOIL AFTER THE
INITIAL TREATMENT.
A MINIMUM 6 MIL VAPOR BARRIER MUST BE INSTALLED TO PROTECT AGAINST RAINFALL
DILUTION. IF RAINFALL OCCURS BEFORE VAPOR BARRIER PLACEMENT, RE -TREATMENT
SHALL BE REQUIRED
ANY CONCRETE OVERPOUR, MORTAR OR STUCCO MATERIALS ALONG THE FOUNDATION PERIMETER
MUST BE REMOVED PRIOR TO EXTERIOR SOIL TREATMENT
EXTERIOR SOIL TREATMENT MUST BE APPLIED UNDER ALL EXTERIOR CONCRETE OR GRADE
WITHIN 12 INCHES OF THE STRUCTURE SIDE WALLS
AN EXTERIOR VERTICAL CHEMICAL BARRIER SHALL BE INSTALLED AFTER CONSTRUCTION IS
COMPLETE (INCLUDING LANDSCAPING AND IRRIGATION). ANY SOILS DISTURBED AFTER THE
VERTICAL BARRIER IS APPLIED, SHALL BE RE -TREATED.
CONDENSATE AND ROOF DOWNSPOUTS SHALL DISCHARGE AT LEAST 12 INCHES AWAY FROM THE
BUILDING SIDEWALLS (PER FBC R318).
AFTER ALL WORK IS COMPLETED, ANY LOOSE WOOD AND FILL MUST BE REMOVED FROM BELOW
AND WITHIN 12 INCHES OF THE BUILDING. THIS SHALL INCLUDE ALL GRADE STAKES, TUB TRAP BOXES
FORMS, SHORING AND ANY OTHER CELLULOSE CONTAINING MATERIALS.
THE DISTANCE FROM THE EXTERIOR WALL COVERING (EXCEPTIONS: PAINT AND DECORATIVE
CEMENTITIOUS FINISHES LESS THAN 5/8 INCH THICK ADHERED DIRECTLY ONTO THE FOUNDATION
WALL) AND FINAL EARTH GRADE SHALL NOT BE LESS THAN 6 INCHES TO ALLOW FOR INSPECTION
FOR FUTURE TERMITE INFESTATIONS
SAFETY GLAZING:
THE FOLLOWING SHALL BE CONSIDERED SPECIFIC HAZARDOUS LOCATIONS FOR THE PURPOSES OF
GLAZING PER THE FLORIDA BUILDING CODE, RESIDENTIAL - SECTION R308:
(1) GLAZING IN SWINGING DOORS, FIXED AND SLIDING PANELS OF SLIDING DOOR
ASSEMBLIES.
(2) GLAZING IN DOORS AND ENCLOSURES FOR HOT TUBS, WHIRLPOOLS, SAUNAS, STEAM
ROOMS, BATHTUBS, AND SHOWERS. GLAZING IN ANY PORTION OF A BUILDING WALL
ENCLOSING THESE COMPARTMENTS WHERE THE BOTTOM EDGE OF THE GLAZING IS LESS
THAN 60 INCHES ABOVE THE DRAIN INLET.
(3) GLAZING IN AN INDIVIDUAL FIXED OR OPERABLE PANEL ADJACENT A DOOR WHERE
THE NEAREST VERTICAL EDGE IS WITHIN A 24 INCH RADIUS OF THE DOOR IN A
CLOSED POSITION AND WHOSE BOTTOM EDGE IS LESS THAN 60 INCHES ABOVE THE
FINISHED FLOOR OR WALKING SURFACE.
(4) GLAZING IN AN INDIVIDUAL FIXED OR OPERABLE PANEL, OTHER THAN THOSE LOCATIONS
DESCRIBED IN ITEMS (2) AND (3) ABOVE. THAT MEETS ALL OF THE FOLLOWING
CONDITIONS:
A) EXPOSED AREA OF AN INDIVIDUAL PANE GREATER THAN 9 SQ. FT.
B) BOTTOM EDGE LESS THAN 18 INCHES ABOVE THE FLOOR.

ELECTRICAL SPECIFICATIONS
1.1 SCOPE
A. WORK INCLUDED: Include the following Work in addition to items normally part of this Section:
01 Wiring for lighting and power.
02 Installation of lighting fixtures with lamps.
03 Lighting panelboards and distribution panelboards.
04 Connection of equipment shown.
05 Control wiring.
06 Disconnection and removal of existing fixtures and wiring not to be reused.
1.2 MINIMUM COMPLIANCE STANDARDS
A. All work shall be done in accordance with the requirements of the following:
01 Latest adopted issue of the National Electrical Code, NFPA 70.
02 Other applicable NFPA Codes.
03 Regulation of local authorities having jurisdiction.
B. Furnish and install all labor, material and equipment and services necessary for complete and
safe installation of the electrical system Indicated on the drawings and noted in the
specifications hereinafter. Electrical systems and equipment shall in general include the
following:
01 General provisions for electrical work.
02 Wiring, distribution equipment and devices.
03 Lighting fixtures and lamps.
04 Grounding system.
1.3 GENERAL PROVISIONS FOR ELECTRICAL WORK
A. DRAWINGS: Electrical drawings considered diagrammatic and indicate general arrangement of work
and systems. Refer to other drawings to verify location of equipment, etc. Check drawings of
other trades to verify exact space condition or underground lines. Drawing Scales prohibit the
indication of all offsets, fittings and accessories required, however these items will be
provided by this subcontractor at no extra cost to the owner.
B. QUALITY OF MATERIALS: New, best of their respective kind, free from defects, and listed by
Underwriter's Laboratories, Inc. or bearing their label.
C. SHOP DRAWINGS: Submit four (4) copies of shop drawings for lighting fixtures and panelboards.
Obtain approval before equipment is ordered, built or installed.
D. EXCAVATION AND BACKFILLING: Excavate, backfill and restore surfaces for all electrical work.
E. Visit site and inspect existing facilities before bid in order to ensure proper evaluation of
working conditions and location of existing equipment.
1.4 WiRING, DISTRIBUTION EQUIPMENT AND DEVICES
A. CONDUCTORS: Copper, in accordance with ASTM Standards, size references AWG. Conductors No. 10 and
smaller size solid, No. 8 and larger stranded. Insulation of conductor thermoplastic, type THHN
(min. size: No. 12) any wire Installed outside, underground, in slabs, or exposed to moisture
shall have THWN insulation.
B. RACEWAYS: RIGID STEEL CONDUIT, full weight pipe galvanized, threaded, and minimum 1/2 Inch except
as noted or required for wiring. ELECTRICAL METALLIC TUBING (EMT), thin wall pipe, galvanized, threadless,
cornression fittings, and minimum 1/2" except as noted or required for wiring. FLEXIBLE STEEL CONDUIT,
continuous singlestrip, galvanized, and minimum 1/2" size except as noted or required for wiring. PVC
CONDUIT, heavy duty type, size as indicated. Type AC or MC cable where permitted. Separate raceways shall
be used for each voltage system.
C. DISCONNECT SWITCHES: General Duty, horsepower rated for motor loads 600 or 250 volt rating, fused
or non -fused as noted; number of poles as indicated, cover interlocked with switch. Enclosure
NEMA 1 for Indoor use and NEMA 311 for weatherproof applications. Switch to be Square "D" or equal.

D. CIRCUIT BREAKERS: Molded case, thermal -magnetic quick -make, quick -break, bolt -on type with
manually operated Insulated trip -free handle. Multi -pole types with internal common trip bar.
Terminals suitable for copper or aluminum conductors. Interrupting capacity minimum 10,000 RMS
symmetrical amperes circuit breakers to be Square "D" or equal, type as required.
E. PANELBOARDS: Voltage, phasing and ampere ratings as indicated, circuit breaker type as indicated,
busbars of hard drawn copper, minimum 98% conductivity, galvanized steel back box, door and trim.
All corners lapped and welded, hardware chrome plated with flush lock and catch. Hinges semi -
concealed, 5 knuckle steel with nonferrous pins, 180 degree openings. Minimum gutter space 5-
3/4" sides, top and bottom. Increase size where required by code. Directory holder complete
with clear plastic transparent cover indicating typewritten list of feeder cables, conduit sizes,
circuit numbers, outlets of equipment supplied, and their location. Circuit breaker type
panelboards to be Square "D" type NQOD or I -Line, or equal. A plastic label shall be located on exterior of
panelboard Identifying the system voltage, phase, and current rating.
F. WIRING DEVICES: All devices the product of the same manufacturer. Wall switches sin_qle pole, 20
am ere, 120 volt. Wall switches three-way, 20 ampere, 120 volt. Receptacles duplex, Zwlre; 3
PoPe grounded, 20 ampere, 120 volt.
G. DEVICE PLATES: Provide for all outlets where devices are installed. Provide engraved marking for
special outlets. Provide blank plates for empty or future outlet boxes. DEVICE AND DEVICE PLATES
COLORS TO BE VERIFIED WITH INTERIOR DESIGNER AND OWNER.
1.5 LIGHTING FIXTURES AND LAMPS
A. Furnish and install complete system of lighting fixtures, lamps, accessories and supports as
specified and indicated. Submittals of equal quality are allowed.
1.6 GROUNDING SYSTEM
A. EQUIPMENT: Ground non -current carrying metal parts of panelboard, raceways and all lighting
fixtures. All conduits shall have equipment grounding conductors.
1.7 INSTALLATION
A. Secure all supports to building structure. Support horizontal runs
of metallic conduit not more than 10 feet apart. Run exposed raceways parallel with or at right
angles to walls.
B. Pass raceways over water, steam or other piping when pull boxes are not required. No raceway
within 3 inches of steam or hot water pipes, or appliances, except crossings where raceway shall
be at least 2 Inches from pipe cover.
C. Cut conduit ends square, ream smooth. Paint male threads of field threaded conduit with graphite
base pipe compound. Draw up tight with conduit couplings.
D. Leave wire sufficiently long to permit making final connections. In raceways over 50 feet in
which wiring is not installed, furnish pull wire.
E. Verify locations of outlets and switches.
F. Support panel, junction and pull boxes Independently to building structure with no weight bearing
on conduits.
G. Connect conduit to motor conduit terminal boxes with flexible conduit; minimum 18 inches in
length and 50% slack. Do not terminate in or fasten raceways to motor foundation.
H. Contractor to remove and salvage all abandoned electrical equiment.
1. This contractor shall warrant all labor and materials for one year from date of final written
acceptance.
1. All work to be done in accordance with all current national and
local codes and ordinances.
2. Notify Engineer of any discrepancies between these drawings and the
actual field conditions. Obtain clarifications from the Engineer or
Owners prior to commencing work.
3. Contractor will visit site prior to bidding, no allowances for any
extra expenses will be granted as a result of not visiting site.
4. Wire to be THHN/THWN Copper, min. size 14 AWG, unless shown otherwise.
5. RACEWAYS: RIGID STEEL CONDUIT: full weight galvanized threaded pipe,
EMT CONDUIT: compression fittings, PVC: schedule 40, all as allowed
by local codes. Separate raceways shall be used for each voltage system.
6. Any installation conflict with other trades shall be brought to the
attention of the Engineer for clarification before proceeding.
7. Contractor will verify location of equipment and connect as required for
clearances and connections.
8. All ourdoor electrical equipment to be NEMA 3R rated.
