36049 Shady Bluff Loop Plan Review Comments — Single Family Residences 1. F.F.E. shall be a minimum 8" above road elevation or to the engineered site plan. 2. Tie-in survey required before pre -slab inspection to show elevation. 3. Compaction test required if 24" of fill is brought in at any one place. 4. All setbacks shall be met. 5. All property markers to be exposed before first inspection. 6. All appliances shall be protected from car impact in garage. 7. Return air in all bedrooms. F.B.C. M1620.4 8. Ground mounted A/C units shall be anchored per F.B.C. M1307.3.1 9. Lot shall be graded as to comply with 401.3 of the F.B.C. 10. Drainage Plan Requirements must be made: Ordinance #974-07 Section 6. 11. Smoke alarms to be installed per code 313.1 of the F.B.C. 12. All glazing requirements to be met per code 308.4 of the F.B.C. 13. All means of egress are to be per code 311 of the F.B.C. 14. R.O.W. use permit required for all driveways and all driveways to include expansion materials. 15. All water heaters shall have a thermal expansion control device installed per F.B.0 plumbing 607.3 16. Combination -type AFCI breaker are required at all locations requiring an AFCI.
