The work includes new construction of a commercial building all in accordance with the Contract Documents. 2. The performance of all construction under this contract shall conform to all applicable local codes and ordinances and the Federal Occupational Safety and Health Standard. 3. The Contractor must exercise proper precaution to verify figures shown on the drawings and must notify the Architect if discrepancies are found. 4. Mechanical, Plumbing and Electrical drawings are diagrammatical. Contractor to furnish and install all items necessary for a complete, first-class installation or that are essential for proper operation of work indicated. 5. All work on this project shall conform to the requirements of the "General Conditions of the Contract for Construction", AIA Document A201 and are hereby made a part of these specifications as if bound herein and shall apply to all divisions as though copies in each. 6. All materials to be incorporated into the project shall be new. If required, the contractor shall furnish satisfactory evidence as to kind and quality and meet all specification standard and requirements. 7. The contractor shall store all materials for construction and protect from rain, pilferage and damage. Contractor shall obtain insurance covering same. SECTION 01340 - SHOP DRAWINGS AND SAMPLES 1. Contractor to provide Architect shop drawings for approval prior to ordering and fabrication of the following: a. Pre Engineered wood trusses 2. Verification of field measurements or conditions shall remain the responsibility of the Contractor. SECTION 01720 - PROJECT RECORD DOCUMENTS 1. Maintain at the job site one copy of all Contract Drawings and Project Manual. Clearly mark the Drawings as "Project Record Copy"; maintain in good condition, available at all times for inspection by the Architect. Do not use for construction. 2. Mark up the most appropriate Document to show: a. Significant changes made during the construction process. b. Significant detail not shown in the original Contract Documents. 3. Keep Project -Record Documents current. Do not permanently conceal any work until the required information has been recorded. 4. Use red line on all documents. In marking the Drawings use the same symbols, legends, etc. as used on the Drawings to identify like material, piping, etc. 5. Submit Project Record Documents to the Architect upon completion of the Project and prior to final payment. DIVISION TWO - SITEWORK SECTION 02210 - BUILDING SITE EARTHWORK 1. Perform work in compliance with applicable requirements of governing authorities having jurisdiction. 2. Employ, at Contractor's expense, a testing laboratory acceptable to Architect to perform soil testing and inspection service for testing suitability of footing subgrades and density of building slab subgrade. 3. Submit 1 copy of all test reports directly to the Architect from the Testing and Inspection Service, with copy to the Contractor. a. Test reports on borrow material. b. Field density test reports. C. One optimum moisture -maximum density curve for each type of soil encountered. d. Verification of suitability of footing subgrades. 4. Provide acceptable soil materials for backfill and fill. Provide relatively clean sand free of clay, rock or gravel larger than 2" in any dimension, debris, waste, vegetable and other deleterious matter, and with no more than 10% of the total material passing the #200 mesh sieve. Soil materials must be approved by the Testing and Inspection Service. 5. Maintain the sides and slopes of excavations in a safe condition until completion of backfilling. 6. Prevent surface water and subsurface or ground water from flowing into the excavations. 7. Do not allow water to accumulate in excavations. Provide and maintain pumps, sumps, suction and discharge lines, and other dewatering system components necessary to convey the water away from excavations. 8. Convey water removed from excavations and rain water to collecting or run-off areas. Do not use trench excavations for site utilities as temporary drainage ditches. 9. Conform to the elevations and dimensions shown on the Drawings, within a tolerance of plus or minus 0.10 feet. 10. In excavating for footings and foundations, take care not to disturb the bottom of the excavation. Excavate by hand to final grade just before concrete reinforcement is placed. Trim bottoms to the required lines and grades to leave a solid base to receive concrete. 11. Control soil compaction during fill and backfill for compliance with the percentage of density specified for each area classification. 12. Percentage of maximum density requirements: Compact soil to not less than the following percentages of maximum density for soils which exhibit a well-defined moisture density relationship determined in accordance with ASTM D 1557 (Modified Proctor Density). a. Building Slabs: 95% maximum density. b. Trenches: 95% maximum density. 13. Place backfill and fill materials in layers not more than 12" in loose depth for material compacted by heavy compaction equipment, and not more than 4" in loose depth for material compacted by hand - operated tampers. 14. Before compaction, moisten each layer as necessary to provide the optimum moisture content. Compact each layer to the required percentage of maximum dry density for each area classification. 15. Care shall be taken to insure that all backfill around foundation excavations and in service line trenches beneath slabs -on -grade is properly placed and compacted. SECTION 02280 - SOIL TREATMENT 1. Provide soil treatment for termite control as herein specified. 2. Use an emulsible concentrate insecticide for dilution with water, specially formulated to prevent infestation by termites. Fuel oil will not be permitted as a diluent. Provide a working solution of one of the following chemical elements and concentrations: a. Chloropyrifos ("Dursban-TC"); 1.0% in water emulsion. b. Permathrin ("Dragnet", "Torpedo"); 0.5% in water emulsion. 3. Other solutions may be used as recommended by Applicator and if acceptable to local governing authorities. Use only soil treatment solutions which are not injurious to planting. 4. Remove foreign matter which could decrease effectiveness of treatment on areas to be treated. Loosen, rake and level soil to be treated, except previously compacted areas under slabs and foundations. 5. Apply soil treatment solution at following minimum rate: a. Within building area, with or without slabs -on -grade, at rate of one gallon per 10 square feet. b. Outside building perimeter, under aprons, pads, or paved extensions, at rate of one gallon per 5 square feet. C. At hollow masonry foundations treat voids at rate of one gallon per 5 lineal feet, poured directly into hollow spaces. d. At control joints, along both sides of foundation walls and areas where slab will be penetrated, at rate of 2 gallons per 5 lineal feet of penetration. 6. Allow drying time after application of not less than 12 hours before beginning concrete placement or other construction activities. 7. Post signs in areas of application warning workers that soil poisoning has been applied. Remove signs when areas are covered by other construction. 8. Reapply soil treatment solution to areas disturbed by subsequent excavation or other construction activities following application. DIVISION THREE - CONCRETE SECTION 03310 - CONCRETE WORK 1. All concrete work shall be performed in accordance with the "Specifications for Structural Concrete for Building" (ACI 301) 2. Reinforcing steel shall be domestic steel conforming to ASTM A615 grade 60. Welded wire fabric shall conform to ASTM A185. 3. All concrete shall be ready -mixed concrete in accordance with ASTM C94 4. Portland cement to be ASTM C 150, Type 1 5. Non -shrink grout to be CRD-C 621 factory premixed, Type D, nonmetallic grout. 6. Proportion and design mixes to result in concrete slump at point of placement of 4" (plus or minus 1 inch). Design mix to be 3000 psi minimum 28-day compressive strength, 470 Ibs cement per cubic yard minimum. 7. No admixtures shall be provided without prior approval of the Architect. 8. Provide curing in accordance with ACI 301 procedures DIVISION FOUR - MASONRY (No work in this division) DIVISION FIVE - METALS SECTION 05120 - STRUCTURAL STEEL 1. Comply with AISC "Code of Standard Practice for Steel Buildings and Bridges", AISC "Specifications for the Design, Fabrication, and Erection of Structural Steel for Buildings", AISC "Specifications for Structural Joints using ASTM A-325 or A-490 Bolts" and the AWS D1.1 "Structural Welding Code". 2. Qualify welding processes and Welding operators in accordance with the AWS "Standard Qualifications Procedure" 3. Submit shop drawings showing complete details and schedules for fabrication and assembly of members. 4. Steel product specifications are as follows: a. Structural steel shapes, plates and bars to be ASTM A-36. b. Cold formed steel tubing to be ASTM A-500 Grade B C. Hot formed steel tubing to be ASTM A-501 d. Anchor bolts to be ASTM A-307 non -threaded type (unless otherwise indicated) e. High strength fasteners to be hexagonal structural bolts (medium carbon steel) as per ASTM A-325. 5. Provide welding electrodes as per AWS code. 6. Shrink -resistant grout to be nonmetallic as manufactured by Burke Company, US Grout Corp. or equal. 7. Splices in structural members shall not be permitted without prior approval. 8. Shop paint structural steel work except for portions of members to be embedded in concrete or which are to be welded or bolted with friction type connectors. SECTION 05400 - METAL STUDS 1. Provide "C" shaped cold -formed metal studs as manufactured by U.S. Gypsum or equal. Provide manufacturer's recommended size, gage and type for height and spacing, condition and application shown on the drawings. 2. 16 gage and heavier units to be fabricated of ASTM A 446 sheet steel. 3. 18 gage and lighter units to be fabricated of ASTM A 446, A 570, or 611 sheet steel. 4. Provide runner tracks secured at a maximum of 16" on center. Provide fasteners at ends and corners of tracks. 5. Frame openings larger than 2'-0" square with double stud at each jamb of frame. Install runner tracks and jack studs above and below openings. Install horizontal stiffeners in stud system at not more than 4'-6" on center. Weld at each intersection. DIVISION SIX - WOOD AND PLASTICS SECTION 06192 - PREFABRICATED WOOD TRUSSES 1. Prefabricated wood trusses include planar structural units consisting of metal plate connected members which are fabricated from dimension lumber and which have been cut and assembled prior to delivery to the job site. 2. Comply with application requirements and recommendations of the following Truss Plate Institute (TPI) publications. a. "Design Specification for Metal Plate Connected Wood Trusses". b. "Commentary and Recommendations for Handling and Erecting Wood Trusses". C. "Commentary and Recommendations for Bracing Wood Trusses". d. "Quality Control Manual". 3. Comply with applicable requirements of "National Design Specification for Wood Construction" published by N.F.P.A. 4. Comply with PS 20 and with applicable rules of the respective grading inspecting agencies for species and grade of lumber indicated. 5. Provide truss connector plates manufactured by a firm which is a member of TPI and which complies with TPI quality control procedures for manufacture of connector plates published in TPI "Quality Control Manual". 6. Submit shop drawings showing species, sizes and stress grades of lumber to be used; pitch, span, camber, configuration and spacing for each type of truss required; type, size, material, finish, design value, and location of metal connector plates; and bearing and anchorage details. a. Provide shop drawings which have been signed and stamped by structural engineer licensed to practice in the State the project is located. 7. Handle and store trusses with care, and in accordance with manufacturer's Instructions and TPI recommendations to avoid damage from bending, overturning or other cause for which truss is not designed to resist or endure. 8. Products: a. Factory mark each piece of lumber with type, grade, mill and grading agency. b. Nominal sizes are indicated, except as shown by detail dimensions. Provide actual sizes as required by PS 20, for dressed lumber, S4S, unless otherwise indicated. C. Provide seasoned lumber with maximum moisture content at time of dressing of 15%. d. Lumber species: Southern Pine, graded by SPIB. e. Lumber Grade: For species indicated, provide the following stress -rated grade: "Selected Structural". 9. Metal Connector Plates, Fasteners and Anchorage's: a. Connector plate material: Metal complying with following requirements, unless otherwise indicated; not less than "0.036" thick, coated thickness. b. Galvanized sheet steel: ASTM A 446, Grade A, Coating G60. C. Fasteners and anchorages: Provide size, type, material and finish indicated, complying with applicable Federal Specifications for nails, screws, bolts, nuts and washers and anchoring devices. 10. Erect and brace trusses to comply with recommendations of manufacturer and the Truss Plate Institute. 11. Erect trusses with plane of truss webs vertical (plumb) and parallel to each other, located accurately at design spacing indicated. 12. Hoist units in place by means of lifting equipment suited to sizes and types of trusses required, applied at designated lift points as recommended by fabricator, exercising care not to damage truss members or joints by out -of -plane bending or other causes. 13. Provide temporary bracing as required to maintain trusses plumb, parallel and in location indicated, until permanent bracing is installed. 14. Anchor trusses securely at all bearing points to comply with methods and details indicated. 15. Install permanent bracing and related components to enable trusses to maintain design spacing, withstand live and dead loads including lateral loads, and to comply with other indicated requirements. 16. Do not cut or remove truss members. SECTION 06200 - ROUGH CARPENTRY 1. Provide labor and materials for all wood grounds, nailers, blocking, framing, wood furring, etc. 2. Comply with the following wood product quality standards: a. Lumber standards - PS 20 b. Plywood standards - PS 1 / ANSI - A199.1 and APA 3. Nominal sizes of lumber are indicated, except as shown by detail dimensions. 4. Provide dressed lumber, S4S unless otherwise indicated, seasoned lumber with 19% maximum moisture content at time of dressing. 5. Provide exterior or interior grade plywood as required by field application. Provide 18 gage hurricane clips (Heckman or equal) 6. All wood exposed to weather or in contact with masonry shall be pressure treated in accordance with AWPB LP-2. 7. Furring for gypsum drywall, unless otherwise indicated, provide 1" x 2" furring at 16" on center vertically. DIVISION SEVEN - THERMAL AND MOISTURE PROTECTION SECTION 7200 - INSULATION 1. Extent of insulation work is shown on drawings, by generic name or by abbreviation. 2. Insulation to be as follows: A. Wall insulation to be FiFoil VR Plus Shield (or equal) R-7.1 insulation. B. Roof insulation to be 3" spray polyurethane foam insulation (SPF) closed cell type, minimum R-6.0/per inch. 3. Comply with manufacturer's instructions for particular conditions of installation in each case. If printed instructions are not available or do not apply to project conditions, consult manufacturer's technical representative for specific recommendations before proceeding with work. 4. Extend insulation full thickness as shown over entire area to be insulated. Cut and fit tightly around obstructions, and fill voids with insulation. Remove projections which interfere with placement. SECTION 07540 - TPO ROOFING 1. Provide a smooth type, polyester scrim reinforced thermoplastic polyolefin membrane, for use as a single ply roofing membrane. 2. Product shall meet or exceed the minimum requirements of ASTM D- 6878. UL Listed, FM Approved, Dade County Product Approval, Florida Building Code Approved. 3. Provide an EverGuard® Extreme TPO; EverGuard® Extreme TPO Fleece - Back Membrane with a thickness of 60mil. 4. Use manufacturer's recommended mechanical fasteners and flashing materials. 5. Install system per manufacturer's printed instructions. SECTION 07600 - FLASHING AND SHEET METAL 1. Provide aluminum ASTM B 209, alloy 3003, 20 gage flashing as shown and as required by conventional practice. 2. Shop fabricate work to the greatest extent possible. Shop fabricate ALL corners, T's, ends and interfaces. Fabricate non-moving seams in sheet metal with flat lock seams. 3. For steel flashing, tin edges to be seamed, form seams, rivet and solder. Form aluminum seams with epoxy seam sealer, rivet joints for additional strength as required. 4. Where aluminum is to be installed directly on cementatious or wood substrates, install a course of paper slip sheet and a course of polyethylene underlayment. SECTION 07900 - JOINT SEALERS 1. Provide elastomeric sealants to seal and make watertight all exterior joints as required. 2. Provide caulking compound to fill or close interior joints where expansion and contraction are of no consideration and where appearance is of primary importance. 3. Caulking compound shall be architectural grade non -shrink elastic caulking compound conforming to federal specifications TT-C-598. 4. Sealants shall be one of the following types: Manufacturer Masonry and Concrete All other areas G.E. Silprup 1200 Dow Corning 790 786 PRC - 500 5. Color of caulking compound and sealants shall match adjacent surfaces where not painted. DIVISION EIGHT - DOORS AND WINDOWS SECTION 08100 - DOORS AND WINDOWS 1. Provide doors and windows as indicated on the drawings and as scheduled. Conform to all manufs installation requirements. DIVISION NINE - FINISHES SECTION 09250 - GYPSUM DRYWALL 1. Gypsum wallboard products: a. Standard gypsum wallboard shall be 48" wide with tapered edges, 5/8" thick and shall conform to ASTM C-36 b. Water resistant gypsum wallboard shall be self furring 48" wide sheets, 5/8" thick and conform to ASTM C-36. 2. Products and metal accessories: a. Corner beads and casing beads shall be standard galvanized steel section and manufactured for use with drywall construction. b. Nails shall be annular ring nails conforming to ASTM C- 380. C. Screws shall be self -drilling, corrosion resistant screws with Phillip heads. 3. The gypsum wallboard shall be installed by an approved, experienced drywall applicator normally engaged in this trade. 4. Water resistant gypsum wallboard shall be applied to walls in toilets 5. Gypsum wallboard of maximum practical length shall be used so that an absolute minimum number of end joints occur. Boards shall be brought into contact with each other but shall not be forced into place. gypsum board joints at openings shall be located so that no end joint will align with edges of openings. All end joints shall be staggered. 6. Apply gypsum board with the length at right angles to the supporting members. Center abutting ends or edges over supports. 7. Fasteners shall be spaced not less than 1/8" from ends and edges of wallboard. Wallboard shall be held in firm contact with support slightly below the surface of the wallboard with care being taken while fasteners are being placed. Heads shall be dimpled to break the paper face. 8. Apply gypsum board with fasteners spaced 12" on center in the field and 8" on center along vertical edges. 9. All joints, internal angles, dimpled corners and edges shall be reinforced and finished using the 3-coat system. Allow 24 hours for drying time between applications of cement. Sand the cement after each coat is dry to a smooth surface effectively concealing the joints or fasteners. 10. Joint treatment products shall be fiber reinforced tape and ready mixed joint compound and toppings compound as recommended by the gypsum board manufacturer. 11. Comer beads shall be applied to all external corners. Casing beads shall be applied around all wall or ceiling openings. 12. All materials shall be delivered to the job site in unbroken manufs containers and shall be properly stored and protected from the elements until use. SECTION 09900 - PAINTING 1. Paint all exposed surfaces unless otherwise indicated. All paints shall be first -line, premium quality as manufactured by Sherwin Williams. 2. Refer to drawings for painting schedule. SECTION 10800 - TOILET ACCESSORIES 1. The extent of each type of toilet accessory is shown on the drawings and schedules, and as described in these specifications. 2. Deliver accessories to the job in protective cartons; store in a safe place protected against damage. 3. Coordinate with Section 06100 Rough Carpentry for the accurate location of all wood blocking required for the anchoring of toilet room accessories. 4 Installer must examine the areas and conditions under which accessories are to be installed and notify the Contractor in writing of conditions detrimental to the proper and timely completion of the work. Do not proceed with the work until unsatisfactory conditions have been corrected in a manner acceptable to the Installer. 5 Provide anchors, bolts, and other necessary anchorages, and attach accessories securely to walls and partitions in locations as shown. 6 Install concealed mounting devices and fasteners where possible, fabricated of the same material as the accessories, or of galvanized steel, as recommended by manufacturer. 7 Secure accessories to adjacent walls and partitions complying with the manufs instructions for each item and each type of substrate. 8 Mount all accessories in handicap accessible toilet rooms as required by all applicable codes. All plumbing materials, fixtures and installation shall comply with all requirements of the Florida State Board of Health's Sanitary Code, the Florida Building Code and the Florida Plumbing Code. 2. The work consists of cold water supply piping, soil waste and vent piping, plumbing fixtures and trim, flashings for roof penetrations, and connections of equipment supplied by others. 3. All materials shall be new and shall bear underwriters' label, where applicable. 4. All work shall be performed by a licensed plumbing contractor, in a first-class workmanlike manner. The completed system shall be fully operative and acceptance by engineer or architect must be a condition of the subcontract. 5. All work shall be coordinated with other trades, to avoid interference with the progress of construction. 6. Verify locations, size, elevations and materials and present state of all existing utilities, prior to beginning construction. Advise Owner of any discrepancies. 7. Water piping to be Type 'L' copper, with wrought solder fittings, except where noted otherwise. 8. Soil, waste and vent piping to be schedule 40 PVC, together with schedule 40 PVC fittings. SECTION 15500 - HEATING, VENTILATION AND AIR CONDITIONING 1. HVAC Contractor shall install HVAC units, diffusers and ductwork for a complete and operable Air Conditioning system to provide Heating, Cooling and ventilation comfort in accordance with Ashrae Standards. Contractor to provide all ductwork, thermostat wiring, electrical hookup etc. to provide a fully operational system. 2. Drawings are diagrammatic. Do not scale the drawings for the exact location of equipment, piping, ductwork, etc. 3. These drawings are not intended to show every minor detail. The Contractor shall furnish and install all items required for a complete, acceptable working installation. 4. All work shall be performed by a licensed Contractor, in a First -Class workmanlike manner. The completed system shall be fully operative and acceptance by Owner is a condition of the Sub -contract. 5. All work shall be coordinated with other trades, to avoid interference with the progress of construction. 6. Filters to be throw -away type, unless noted otherwise. Locate in air handler and/or at return grille. 14. Furnish and install all temperature controls under this contract, including humidity controls, where applicable. 15. Mount thermostats 5'-6' above floor, unless otherwise noted. 16. Install firestats in units over 2000 CFM 17. Provide all required roof openings, additional steel reinforcing, roof curbs and flashing at new rooftop unit locations as required. 18. Contractor shall guarantee all materials and workmanship free from defects, for a period of not less than one (1) year from date of acceptance, unless noted otherwise. DIVISION SIXTEEN - ELECTRICAL 1. Comply with the requirements of the latest edition of the National Electrical Code, and applicable rules and regulations of Local and State Laws and Ordinances. 2. The final locations of all equipment shall be verified with the Owner or his appointed Agent. 7. All work shall be performed by a licensed Electrical Contractor, in a First -Class workmanlike manner.
