Maintenance:Lessee shall maintain the Premises in an orderly manner and will haul away any and all trash made by Lessee, its customers,andvendorspriortova i the Premises. 11. pti o and Right of First Refusal:After the Initial Lease Period,this Agreement atically renew for additional five early Terms,as set forth in section 3(the"Option cod"). However,if Lessee notifies Lessor thirty days prior to a particular season during the Option Period that Lessee elects to not exercise its option for that year,Lessee will not be required to pay�rent for that year,and Lessor will be free to rant the Premises to someone else for that year,subject to Lessee's"Right of First Refusal."Such election will not affect subsequent years.With regard to Lessee's"Right of First.Refusal,"and in the event that Lessee elects to not exercise its option for a particular year,Lessee has the exclusive right of refusal to match any d Mi offers to lease the Premises during that year.Lessor shall notify Lessee,in writing,of any such offers and the terms there ,and provide Lessee thirty days to elect to match the offer or waive the right of first refusal. 12. Non ompete*During the Terms and any Option Period,Lessor agrees to not sell or permit the sale of fireworks by anyone other than Lessee on any property owned or leased by Lessor within 2 miles of the Premises. 13.
