a. Wrong Address
b. Condemned work resulting from faulty construction.
c. Repairs or corrections not made when inspection called.
d. Work not ready for inspection when called.
e. Permit not posted on job site.
f. Plans not at job site.
g. Work not accessible.
The payment of inspection fees shall be made before any further permits will be issued to the person owning
same.

Wood Frame Construction: (SBC 1992, Chapter 7)
Design: (SBC 1701.2)
All members shall be framed, anchored, tied and braced so as to develop the strength and
rigidity necessary for the purposes for which they are used.
Refer to the balance of SBC 1701.2 for details.
Quality of Materials: (SBC 1701.4)
All lumber used for load-supporting purposes, including end-jointed and edge-glued lumber,
shall be identified by the grade mark of an approved lumber grading or inspection agency,
Refer to the balance of SBC 1701.4 for details.
Minimum Lumber Grades: (SBC 1701,5)
The minimum grade of lumber used for light frame construction shall be:
1. For joists and rafters: Those obtained from NFoPA Design Values for Joists and
Rafters.
2. For load-bearing studs; No.3 Grade, Standard Grade or Stud Grade. Utility
Grade may be used to support roof and ceiling loads, only.
3, For non-bearing studs; Utility Grade.
Moisture Content: (SBC 1701.7)
All lumber and plywood members, including pressure treated, 2-inch thick and less shall
contain not more than 19% moisture at the time of permanent incorporation in a building or
structure.
Fire Retardant Treated Wood: (SBC 1701.8)
If fIre retardant wood is to be used for structural support, consult with the Engineer for
allowable spans, spacings and fasteners,

Fastenings: (SBC 1705)
The number and sizes of nails or staples connecting wood members shall not be less than those
specified in SBC Table 1705.1. Where nails of a type other than those shown in the table or
framing anchors, clips, staples, glues or other methods of fastening are used, they shall be
installed in accordance with the manufacturer's instructions.
Fastenings for pressure treated and fIre retardant treated wood shall be of hot dipped zinc
coated galvanized, stainless steel, silicon bronze or copper. Exceptions: Fastenings in contact
with pressure treated wood products that are not exposaed to rainfall or ground moisture.
Floor Framing: (SBC 1706)
Maximum spans for floor joists shall be in accordance with the NFoPA Span Tables for Joists
and Rafters or may be designed in accordance with SBC 1701.2 or 1703.1.1.

Vertical Framing: (SBC 1707)
Studs in one and two story buildings shall be not less than 2x4 with the wide face perpendicular
to wall.
Utility grade studs shall not be spaced more than 16 inches on center, support more than a
roof and ceiling and exceed 8 ft, in height for exterior bearing walls.
