RE: DRC Sidewalk, lot 65 Stephen's Glen Phase Three
Dear Bob,
Enclosed is a copy of a portion of the plat and surrounding lots in Stephen's Glen,
Specifically I am requesting a review of the sidewalk requirement for lot 65, the lot at the
end of the cul-de-sac, The following infbrmation is pertinent to this lot:
1, Any sidewalk built along this lot would put pedestrians in a dangerous path,
exposed to slicing golf balls heing hit off of the tee on golf hole number 4,
This is an unobstructed path from the tee, only 100'-150' from the area where
the sidewalk would be constructed. A sidewalk would encourage pedestrian
traffic in this area, placing both the homeowner and the Community
Association in a position of high liability,
2. The sidewalk on lot # 64 currently ends at the cart path running across a
portion of the lot, which is approximately 100' from the southern lot line of lot
#65.
3, There is no lot north oflot 65, only a cul-de-sac, so the sidewalk would have
no connecting point on either end,
4, Lot is located at the end of a cul-de-sac, so from a pedestrian standpoint there
is little or no traffic, making walking in the street safer than other areas of
Silver Oaks,
For these reasons, most importantly the liability issue, I request a waiver of all sidewalk
requirements fur lot 65, Stephen's Glen phase three,

Committee regarding this matter as soon as possible.

Thank you for submitting your application to build a
home on Lot #65 (6944 Northlake Drive) in Silver Oaks.
Your application has been approved by the Design Re-
view Committee (DRC).
It is mutually understood that you have a copy of the
Articles of Incorporation, the Master Declaration and
the Bv-Laws. The assessment for vacant lots is currently
$16.00 per month plus an annual assessment of ~50.00 .

for the Road Fund. When the cable TV is connected there
will be an additional charge (currently $19.00 per month).
If you have any questions regarding the items above,
please contact Irene Arnot at 782-2033.
We are anxious to keep Silver Oaks looking as neat as
possible so please be sure a trash bin is provided and
the lot is kept clean when building. Also, oil leaking
from worker's cars parked on the street during the build-
ing process is damaging to our streets. Please ask them
to park on an empty lot. Under Phase III of the Land-
scape Plans section of the application it calls for full
irrigation of the lawn. Please make sure this is an
automated system with proper controls.

to social security, workman's compensation, lien laws, etc" where

8. That the owner shall comply with all the safety codes issued by the Florida
Industrial Commission,
9, State law requires construction to be done by licensed contractors, You
have applied for a permit under an exemption to that law. The exemption
allows you, as the owner of your property, to act as your own contractor
even though you do not have a license, You must supervise the construction
yourself. You may build or improve a one-family or two-family residence or
a farm outbuilding. You may also build or improve a commercial building at
a cost of $25,000 or less. The building must be for your own use and
occupancy, It may not be built for sale or lease, If you sell or lease
more than one building you have built yourself within 1 year after the
construction is complete. the law will presume that you built it for sale or
lease, which is a violation of this exemption, You may not hire an
unlicensed person as your contractor, Your construction must be done
according to building codes and zoning regulations, It is your
responsibility to make sure that people employed by you have licenses
required by state law and by county or municipal licensing ordinances.
