That the owner shall comply with all the safety codes issued by the Florida Industrial Commission. 9. State law requires construction to be done by licensed contractors. You have applied for a permit under an exemption to that law. The exemption allows you, as the owner of your property, to act as your own contractor with certain. restrictions even though you do not have a license. You must provide direct onsite supervision of the construction yourself. You may build or impr~ea one-family or two-family residence or a farm outbuilding. You may also build or improve a commercial building, provided your costs do not exceed $25,000. The building or residence must be for your own use or occupancy. It may not be built or sUbstantially improved .for sale or lease. If you s&l.l;or' lease a building you. have built or .substantiaJ.ly impx:oved yourself wi thin 1 year after the construction is complete, the law will presume-that you built or substantially improved if for sale or lease, which is a. violation of this exemption. You may not hire an unlicensed person to act as your contractor or to supervise people working on your building. It is your responsibility to make sure that people employed by you have licenses required by state law and by county or municipal licensing ordinances. You may not delegate the responsibility for supervising work to a licensed contractor who is not licensed to perform the work being done. Any person working on your building who is not licensed must work under your direct supervision and must be employed by you, which meaDs that you must deduct F.I.C.A. and withholding tax and provide workers' compensation for that employee, alJ. as prescribed by iaw. WJ:TNESS PERMJ:T # ACCESSORY BUILDINGS & STRUCTURES Sheds-Garages-Carports CITY OF ZEPHYRHILLS BUILDING DEPARTMENT 813-780-0020 1a: Any ready made, manufactured, prefab or custom built on site must have plans, tie-down i.nstructions ,signed and sealed by a Florida registered engineer certifying compliance withF.B.C. Section 1606 concerning 110 m.p.h. wind load, OR if to be constructed by homeowner, plans must be certified same as above. Survey is required unless property corners are found and staked. 1b: Accessory bui.ldings shall be engineered for 110 mph wind load. 2. Homeowner is responsible for set-backs and tie down requirements. 3. Plot plan needed showing existing and proposed buildings with all measurements indicated. Parcel I . D . * is required and can be obtained from your property tax notice. (a) Required Set-backs: Ten (10) feet from side and rear property lines. Note: Sheds that are 90 square feet or less are classed as portable and may be placed with a 5 foot set-back. Only two portable sheds per lot allowed. Concrete pad allowed, but if structured with a footer, set-back of 10 foot is required. (b) Tie-Downs: All outbuildings or sheds shall be secured to the slab or to the ground. If ground screw type anchors are used they shall be a minimum of 48" in length and one for each corner for small units <10'x10'> or less. Larger units shall use 48" anchors each 10 feet. Tie down metal. bands will be placed over the top of bui.lding from anchor to anchor. If concrete anchors are used, then one each 24" around bottom plate unless superceded by sealed engineered plans. 4. Permit fee is based on purchase value, contract price, or $10.00 per square foot with minimum $35.00 permit fee. If electrical or plumbing is to be installed there is an additional fee of $35.00 each. 5. Accessory structures shall not be rented or inhabited. 6. Permit application required for submittal and review time for permitting is minimum of ten working days after submittal date. ORDINANCE NO.: 780-01 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ZEPHYRHILLS, FLORIDA, A MUNIClP AL CORPORATION, AMENDING CHAPTER 6 OF THE LAND DEVELOPMENT CODE OF THE CITY OF ZEPHYRHlLLS, FLORIDA SECTION 6401 ACCESSORY BUILDINGS AND STRUCTURES BY AlVIENDING SUBSECTION (A) ZONING OF ACCESSORY STRUCTURES AND INCORPORATING SUBSECTION (J) ACCESSORY BUILDING AND STRUCTURES iN OFFICE PROFESSIONAL AND RESIDENTIAL ZONING DISTRICTS; AND PROVIDING FOR AN EFFECTIVE DATE. BE IT ORDAINED by the City Council of the City ofZephyrhil~s, Florida, sitting in regular meeting that: SectiOIl 1: That Chapter 6, Land Use Regulations, Section 6401. Accessory Buildings and Structures (A). Zoning of Accessory Structures of the Zephyrhills Land Development Code is hereby deleted and shall henceforth read as follows: CHAPTER 6 Land Use Regulations: SECTION 6401. Accessory Buildings and Structures (A) Zoning of Accessorj Structures. A. Zoning of Accessory Structures. All accessory uses to a principal use shall be located i/l a zoning district that permits the principal use. Structures up to 625 square feet and 110 more than 16 feet in height, at the ma.ximum point of roof pitch, from the grade, shall be allowed or pennitted uses in residential and office professional districts. Btructures more than 625 or in excess of 16 feet to the peak of the root; as measured from the grade, shall be listed as conditional uses in residential and. office professional districts. Conditional use requests shall include requirements and/or data pertaining to height, increased setbacks and landscaping plans around the perimeter of the building. Accessory BuildulllS and Structures in Office Professional and Residential LoninQ Districts of the Zephyrhills Land Development Code is hereby created and incorporated and shall henceforth read as follows: CHAPTER 6 Laud Use Regulations: SECTION 6401. Accessory Buildings and Structures (.T) Accessory Buildings and Structures in Office Professiollltl and Residential Zoning Districts J. Accessol}~ Buildings and Structures in Office Professional and Residential Laning Districts. Accessory buildings and structures located in Office Professional and Residential Zoning Districts that exceed one hundred and fifty (150) square feet, shall be constructed of masonry, wood frame, aluminum or vinyl. Aluminum or vinyl shall be residential grade materials. Construction shall be consistent with the existing architecture of the principal building and the adjacent properties. Metal fabricated type structures that are designed and intended for industriaVconmlercial use are prohibited.
