This packet is intended to serve as an introductory guide to the company "Ice House America", and to educate building inspectors, developmental review officials, and other permitting authorities as to who we are, and what an "Ice House" is. Gulf Coast Ice is a distributor of "Ice House America" Ice Houses, which are modular buildings that carry the "Insignia" of approval of the Department of Community Affairs ("DCA") as required in Chapter 553 of the Florida Statutes. I have attached a more detailed letter which explains DCA approval, and I have also attached a copy of the letter from the DCA which grants Ice House America the approval to manufacture our products and place them in the State of Florida. Ice House America has over 200 Ice Houses in operation in the State of Florida. Gulf Coast Ice has a lease with Zephyr Plaza for the placement of an Icehouse at that location, and your office has already granted preliminary site plan approval. Of course we must now acquire all of the necessary permits and approvals from your department for placement of the Ice House —and that is the purpose of supplying you with this packet. The City is also having discussions with Pasco County who now claims to have an interest in providing utilities to this site. When this property was annexed into the City, Staff indicated that the City would be providing utilities (which were copied to Pasco County no comments made at that time). The applicant is having a problem in obtaining a Couunty ROW use permit due to the utility issue. Staff will continue to work on this issue with an annexation agreement that is currently being developed. A final SPR fee of$250.00 is required for the resubmitted plans. The applicant also reminded Staff that the proposed streets will be private and the retention ponds will be the responsibility of the future HOA.
