I have reviewed and approved the plans for construction for Zephyr Commons(Shell
"B") located at Gall Blvd and Kossik Rd. I have attached the comments for the plan
approval. If there are any questions please contact my office at 813-780-0041.
1. An access road(to support the weight of a fire apparatus)around the building,
shall be provided and maintained during the construction process.
2. Per NFPA 1, fire safety practices shall be in place during construction.
3. Knox box required. Plans show a knox located in the rear at each riser room at
a height of 6'. The riser room key shall be placed in that box. A knox box
shall also be located in the front for each retail space. It can be located
centrally at a height of 6' to either side of an entrance door. All key to each
unit for that retail section shall be place in that box. Application can be
obtained from Zephyrhills Fire Rescue, 6907 Dairy Rd, Zephyrhills 33542.
4. Separate sprinkler plans (including cals, details, etc.) shall be submitted for
review and permit. Sprinkler system shall be total coverage. System shall be
in accordance with local ordinance 986-07 and NFPA 13, 2007 edition. FDC
for sprinkler system shall be a 5" storz connection and it shall also be labeled
with markings visible at night. It shall also be unobstructed. Backflow
preventer shall be provided with tamper switches.
5. Fire hydrant shall be within 150' of FDC.
6. Sprinkler system shall be monitored by a fire alarm system in accordance with
NFPA 72, 2007 edition. Each unit in the retail space shall be zoned separately
for a water flow. Separate plans shall be submitted for review and permit.
7. Proper fire lane markings in accordance with Florida Fire Prevention Code
shall be in place as indicated in site plans.
8. Dumpster area shall be built out of concrete block and metal gate as noted in
site plans.
9. Exit and emergency lighting will be built out once individual units are built
out.
10. Address front and rear doors of each tenant space.
11. Submit separate plans for review and permit for any gas installation.
12. Rear secondary doors shall have panic hardware.
13. Permit required for any roofing operation that is a tar kettle or torch operation.
Job shall be compliant to NFPA 1.

'14. Rear exit doors in breezeway, change the direction of swing on the first two
doors going north to east. Changing the swing direction on these two door
provide better egress from the building.
Permits required to be pulled with separate plans submitted:

2. Gas lines(if installed)
3. Fire Alarm System
Inspections required for total project:
1. Fire line underground pressure test.
2. Hydrant flow test.
3. Sprinkler pressure test.
4. Sprinkler acceptance test.
5. Fire alarm acceptance test.
6. Gas line pressure and final test. (if installed)
7. All firewalls/fire partitions shall have screw inspects and finals.
8. Any fire dampers installed shall be inspected.
9. Building final.

I just spoke with Jackie Boges at the building department. She indicated that an 8.5 x 11 letter
describing the changes to Bldg B and an 8.5 x 11 sketch illustrating the changes should be enough to
get the revision approved without incurring additional fees. I will put together the letter and the sketch
and I will send you signed and sealed copies this week.

The revised signed/sealed 18,375 s.f. shell plans were submitted to the City of Zephyrhills building department on
Monday, July 14 for permitting. I have a copy of the 18,375 shell plans and will deliver them to Jeff at our
Thursday, 10 am sith meeting. Hoping the City can do a quick turnaround on the submittal and issue the shell
permit ASAP.
The signed/sealed revision sheets for building B shell were given the Jeff Stoneburner at the building
department. They were not submitted to the building department. Jackie Boges suggested we have the Architect
contact her and the Fire Marshal to discuss the revisions. She said if we submitted the revision sheets we would
incur a whole new permitting fee, but if the architect submitted a written description and 8.5x1 1 sheets there
would be no charge and it would be quicker. The Fire Marshal is on vacation this week, Gabe should try to
contact the building department (Jackie) now and the Fire Marshal next week.
Jeff needs to email us the recorded NOC and deliver the certified copy to me on Thursday. In addition, Jeff
should email us copies of the building permit for building B, D, E and Publix. Hawkins also should scan the
permitted plans and provide us with a CD and if possible 11 x17 sets.

project. In order two provide an exit corridor for the adjacent Bldg C,the rear(East)and right side
(South)walls of Bldg B have been modified. These two walls have been changed to create a 6'
wide x 10'-6"long notch at the South East corner of the Bldg B. The following sheets were
