Following our last conversation regarding the Mattress Firm sign visibility issue, I visited the site and was very surprised
to see that the sign is literally in the hole. It is totally obscured by the buffer and topography. We are having leasing
issues as a result of the visibility concerns. As a result of my site visit, I reviewed the development plans/signage plans
and realized the signage did change in its type description, but the design height was not amended to accommodate a
combined monument sign/multi-tenant sign. I copied you on my e-mail, which is below for your review. After talking
with a landscape architect about redesigning the buffer, we agreed that would not solve the visibility issue. A majority
of the tenant panels are below the retaining wall and will never be visible.
I contacted the sign company to get a quote to raise the sign 5 feet so the height would conform to combined tenant
monument sign height requirement of 16 feet. This will be an expensive renovation to the sign, but finally having some
out parcel activity is important synergy.
Please let me know your thoughts and let me know how best to proceed.

I did send you earlier a proposal for review and re-design of the landscape buffer along US. 301. However, I also went
out to look at the sign and it is below the line of sight along the retaining wall.
The sign was designed based upon the Single tenant monument sign criteria (11 feet from base to top not including
pedestal). The mattress Firm sign morphed into a Combined Monument Sign—which is 16 feet tall from the top of the
sign to the base (bottom) of the sign (this does not include the pedestal to make it visible on the wall). It would make
sense to elevate the sign. The landscape along 301 would have to be almost eliminated in front of the sign tcs make only
the top of it visible.
