In attendance were you, me, Todd Vandeberg, Kalvin Switzer and Bill Back. Items discussed and agreed upon are as follows. On August 9th 2005 you requested and were granted a variance to make improvements to your existing eastern non-conforming building. Phase one will be an addition to the eastern building (approximately 21 feet to the west) and other incidental exterior improvements. Phase 2 will be the build-out of three bays for Sunrise Properties accessory use. Phase 3 will be the start of the build-out of individual retail/office spaces for lease. I� It is at the time of permit of phase 3 that it was agreed upon that the demolition of the west non- conforming building will commence. Credits for required impact fees (see attached) will be applicable on a square feet basis as discussed and shown in previous correspondence. The city will receive at time of final inspection of phase 1; an as-built site plan showing the addition, the future demolition of the west non- ' conforming building and an overlay of proposed parking for the complete project.
