Proposed Impact Fees(new addition)
Based on 4977 total sq.ft. addition (Retail) 3318 sq.ft.Conditioned
Water/Sewer Impact fee=$813.79
Public Safety Fee=$1,900.00
Transportation Impact Fee=$9,885.36
(Transportation Impact fee was based on 1,862 square feet,taking in consideration that portion that is
exempt based on an accessory use to main use and square footage removed for back exit.).
Proposed Impact Fees(if existing specialty retail building is removed)
Existing building square feet=4852
Water/Sewer Impact Fee=$0
Public Safety Impact Fee=$45.00
Transportation Impact Fee=$0
Water Meters will be$309.70 per%inch meter required.
Existing building would be required to be removed prior to build-out of any unit in phase II to receive
impact fee credits. (Public safety impact fee credit is only applicable if building is removed prior to Phase
I construction).
Total impact fees due during phase I construction would be$2,356.69

Dear Henri,
This letter is a follow u of our meetin June 19tn

2012 . In attendance were you, me, Todd Vandeberg,
Kalvin Switzer and Bill Back.
Items discussed and agreed upon are as follows.
On August 9th 2005 you requested and were granted a
variance to make improvements to your existing
eastern non-conforming building.
Phase one will be an addition to the eastern
building (approximately 21 feet to the west) and
other incidental exterior improvements.
Phase 2 will be the build-out of three bays for
Sunrise Properties accessory use.
Phase 3 will be the start of the build-out of
individual retail/office spaces for lease.
I� It is at the time of permit of phase 3 that it was
agreed upon that the demolition of the west non-
conforming building will commence.
Credits for required impact fees (see attached)
will be applicable on a square feet basis as
discussed and shown in previous correspondence.
The city will receive at time of final inspection
of phase 1; an as-built site plan showing the
addition, the future demolition of the west non-
' conforming building and an overlay of proposed
parking for the complete project.
