Morrow.Steel—Site Plan �, <br /> An engineered site plan was submitted for the existing'Morrow Steel property located at the NW corner <br /> of Chancey Road and Copeland Drive. The owner proposes a new office (6,006 sq ft)with parking lot <br /> modifications and landscaping. The following points were discussed: <br /> � <br /> • SPR fee received; � <br /> � • No new access point onto Copleand Drive are proposed; <br /> • Engineer shall provide the City with a letter from SWFWMD stating a permit is required or <br /> exempt; � <br /> • Subject property shall connect to City sewer and pay appropriate connection fees; <br /> • Engineer shall provide the City Planning Dept with a final as-built upon completion of the <br /> project; ; <br /> • The City/County Multi-Purpose Trail plan reflects Chancey Road as a corridor for a trail. This <br /> trail would be on the north side of Chancey and run form Sam Pasco County Park west to 301. <br /> There is no trail existing and therefore policy is that the cost of the trail would be placed in an <br /> escrow account with the City for future trail construction. The cost estimate of the trail <br /> provided by the public works director is: <br /> Typical thickness is 6".The latest bid figure I h'ave is for Dairy Road phase II ($37 per square <br /> yard). I <br /> 10'x 622' =6,220 S.F./9= 6915.Y. or$25,567 <br /> • Part of the trail cost could be reduced by waiving the transportation impact fee that will be <br /> assessed on the new construction.
