 '
i I
 i INTRODUCTION
,
Tle planned development will take place on a 2.86+ acre site located on the southwest
' corner of Eiland Blvd. a.k.a CR 54 and U.S. 301 in Ze h rhills see Fi ure
( ) p y ( g 1, vicinity
, map). The property is presently occupied by numerous retail/commercial stores and two
residences (see Figure 2, reduced-size survey). Currently the site's runoff primarily drains
to the north and ultimately to an off-site, closed stormwater basin north of Eiland Blvd.
The exi sting drainage patterns will be maintained with the proposed project, and the
, ultimate outfall will remain the same (see Figure 3, Pre-Development Plan). The
sformwater accommodation for the redevelopment will be provided by the proposed joint-
use stormwater facility on the south portion of the site (see Figure 4, reduced-size site
plan) which will serve the City of Zephyrhills' re-aligned Hoover Rd. and the project.
, ,
The proposed development will consist of a 15,880+ s.f. Walgreens with associated
, parking and landscaping improvements. The existing Hoover Road will be realigned and
its runoff will be accommodated in the proposed joint-use stormwater facility. The
1 stormwater runoff for the project drainage area will be collected in an on-site stormwater
system and then routed to the joint-use stormwater facility. From the joint-use
' stormwater facility, the runoff will be conveyed through an outfall structure to an existing
pipe which crosses Eiland Blvd. to the existing FDOT stormwater basin. The offsite
, drainage area's runoff will be conveyed via swales and/or on-site conveyance to the
existing FDOT basin/outfall.
' I
This report documents that the proposed stormwater system for the Walgreens
' development will comply with the jurisdictional requirements of the Southwest Florida
Water Management District, City of Zephyrhills, and the Florida Department of
i ,
r Transportation (FDOT). A geotechnical report is provided in Appendix D.
I
' ' i

t '
 ,
 CadM/data/99/6001-99/6001-99drainage
