ORDINANCE NO.: 780-01 <br />AN ORDINANCE OF THE CITY COUNCIL OF <br />THE CITY OF ZEPHYRHILLS, FLORIDA, A <br />MUNICIPAL CORPORATION, AMENDING <br />CHAPTER 6 OF THE LAND DEVELOPMENT <br />CODE OF THE CITY OF ZEPHYRHILLS, <br />FLORIDA SECTION 6401 ACCESSORY <br />BUILDINGS AND STRUCTURES BY AMENDING <br />SUBSECTION (A) ZONING OF ACCESSORY <br />STA i.,'i URES AND INC, ORP 0. RATING <br />SUBSECTION (T) ACCESSORY BUILDING AND <br />STRUCTURES IN OFFICE PROFESSIONAL AND <br />RESIDENTIAL ZONING DISTRICTS; AND <br />PROVIDING FOR AN EFFECTIVE DATE. <br />BE IT ORDAINED by the City Council of the City of Zephyrhilis, Florida, sitting <br />in regular meeting that: <br />Section 1: That Chapter 6, Land Use Regulations, Section 6401. Accessory <br />Buildings and Structures (A). Zoning of Accessory Structures of the Zephyrhills Land <br />Development Code is hereby deleted and shall henceforth read as follows: <br />CHAPTER 6 Land Use Regulations: r2,.F 4` :! ; o r,, <br />SECTION 6401. Accessory Buildings and Structures ; =`' i I: <br />(A) Zoning of Accessory Structures. <br />1 <br />A. Zoning of Accessory Structures. All accessory uses to a principal use shall <br />be located in a zoning district that permits the principal use. Structures up to 625 square <br />feet and no more than 16 feet in height, at the maximum point of roof pitch, from the grade, <br />shall be allowed or permitted uses in residential and office professional districts. Structures <br />more than 625 or in excess of 16 feet to the peak of the roof, as measured from the grade, <br />shall be listed as conditional uses in residential and office professional districts. Conditional <br />use requests shall include requirements and/or data pertaining to height, increased setbacks <br />and landscaping plans around the perimeter of the building. <br />Section 2: That Chapter 6, Land Use Regulations, Section 6401. Accessory <br />Buildings and Structures (J). Accessory Buildings and Structures in Office Professional <br />and Residential Zoning Districts of the Zephyrhills Land Development Code is hereby <br />created and incorporated and shall henceforth read as follows: <br />CHAPTER 6 Land Use Regulations: <br />SECTION 6401. Accessory Buildings and Structures <br />(.i) Accessory Buildings and Structures in Office Professional and Residential Zoning <br />Disi.ricts <br />J. Accessory Buildings and Structures in Office Professional and Residential <br />Zoning Districts. Accessory buildings and structures located in Office Professional and <br />Residential Zoning Districts that exceed one hundred and fifty (150) square feet, shall be <br />constructed of masonry, wood frame, aluminum or vinyl. Aluminum or vinyl shall be <br />residential grade materials. Construction shall be consistent with the existing architecture <br />of the principal building and the adjacent properties.
