<br /> The South 1/2 of Tract 17 of Zephyrhills Colony Company Lands in Section 3, Township
<br /> 26 South, Range 21 East, as recorded in Plat Book 2, page 6, Public Records of Pasco
<br /> County, Florida; less road right-of-way for U.S. Highway 301, and less the following
<br /> described parcel:
<br /> Commence at the Southwest corner of Tract 17, Zephyrhills Colony Company Lands in
<br /> Section 3, Township 26 South,Range 21 East, as recorded in Plat Book 1, page 55, Public
<br /> Records of Pasco County, Florida, thence S., 89° 53' 28" E., along the South boundary of
<br /> said Tract 17, 579.78'for a Point of Beginning; thence N 00° 21' 27" E., 30.00'; thence S.,
<br /> 89° 53' 28" E., 55.00' to the West right-of-way line of U.S. #301, thence S., 00° 21' 27"
<br /> W., along said right-of-way 30.00'; thence N., 89° 53' 28" W., 55.00' to the Point of
<br /> Beginning, together with the right to reasonable ingress and egress over the South 1/2 of
<br /> Tract 27 for the purpose of maintaining the advertising sign located upon the above
<br /> described 30.00 feet by 55.00 feet parcel.
<br /> SECTION 2: That said lands are contiguous to the present city limits of the City
<br /> of Zephyrhills. That said lands are now unincorporated and lie in the same county as said
<br /> city, and when annexed,would form a compact addition to the incorporated territory of the
<br /> City of Zephyrhills. That the owners of said lands contained in said area to be annexed has
<br /> given written consent to have such are annexed and the City Council of.the City of
<br /> Zephyrhills does hereby approve the annexation for said annexation duly expressed .by
<br /> Ordinance.
<br /> SECTION 3: That the City Council of the City of Zephyrhills, Florida, hasbeen.
<br /> given authority by legislature of the State of Florida under Chapter 69-139, Laws of Florida,
<br /> 1969, to zone territorial boundaries upon receipt of a written consent of the land owner,
<br /> together with the approval of the City Council of the City of Zephyrhills of said zoning duly
<br /> expressed by Ordinance.
<br /> SECTION 4: That the City Council of the City of Zephyrhills is of the opinion that
<br /> the MU(mixed use) Future Land Use designation would promote the general welfare and
<br /> encourage proper development within the City.
<br /> SECTION 5: That the City Council of the City of Zephyrhills is of the opinion that
<br /> C2 (Community Commercial) zoning would promote the general welfare and encourage
<br /> proper development within the City.
<br /> SECTION 6: That due public notice of hearing on such proposed zoning was given
<br /> by the City council of the City of Zephyrhills on June 13, 2002 and June 20, 2002, as
