I1111111111111111111111111III�I1111111111�I�II�1I Rcpt 360921 Reel. 15.04 <br /> DS: 4.04 IT: 0.00 <br /> 99123162 09/29/99 Dpty Clerk <br /> JED PITTMAN, PASCO COUNTY CLERK <br /> ORDINANCE NO. 728 OR29iU4r® ipof 31 A <br /> AN <br /> ORDINANCE OF THE CITY OF <br /> ZEPHYRHILLS, FLORIDA, A MUNICIPAL <br /> CORPORATION, ADOPTING SMALL SCALE <br /> AMENDMENT TO THE COMPREHENSIVE PLAN <br /> TO INCLUDE ADDITIONAL TERRITORY AND <br /> AMEND THE FUTURE LAND USE MAP IN <br /> ACCORDANCE WITH CHAPTER 163.3187 <br /> FLORIDA STATUTES <br /> WHEREAS,the City of Zephyrhills,Florida, is adopting an amended Future Land Use map <br /> and small scale amendment to the Comprehensive Plan of said City, to include that certain parcel of <br /> land annexed into the corporate limits of the City of Zephyrhills upon the petition of its owner, with <br /> said parcel and owner itemized below: <br /> • <br /> Stuart Jon Kaufman, which parcel contains approximately 1.6 acres and is located at the <br /> West side of US Highway 301 and North of the apex of US Highway 301 and Fort King Road. The <br /> present County Future Land use is: ROR(Retail, Office, Residential). The proposed City Future <br /> Land Use is: Commercial. <br /> WHEREAS,the City also is amending all maps of said Comprehensive Plan to include, show, <br /> and depict said annexed property; providing that all goals, objections, policies, and other planning <br /> provisions applicable to properties in the Comprehensive Plan shall pertain and be applicable to the <br /> annexed property; providing that invalidity of said portion shall not affect the remaining portions of <br /> this Ordinance; and providing for an effective date, and — <br /> - <br /> WHEREAS, by City of Zephyrhills Ordinance No.: 7 2 6 ,'she above-described real <br /> property was annexed by the City and incorporated within the municipal boundaries of the City of <br /> Zephyrhills; real property described in Exhibit "A" attached hereto and by this reference incorporated <br /> herein and made a part thereof; and <br /> WHEREAS, the Zephyrhills City Council has requested the Zephyrhills Planning Commission, <br /> as the local planning agency of the City, to recommend inclusion of_this property in the;City's <br /> Comprehensive Plan; and , <br /> WHEREAS, based on the recommendation of the Planning Commission to the Zephyrhills <br /> City Council, said Council has prepared a small scale amendment to the City's Comprehensive Plan <br /> and is hereby transmitting it to the Department of Community Affairs and such other agencies as <br /> required by Section 163.3184, Florida Statutes; and <br /> WHEREAS;the City Council of the City of Zephyrhills desires to thereby formally adopt the <br /> small scale amendment to the City's Comprehensive Plan. <br /> BE IT ORDAINED by the City Council of the City of Zephyrhills, Florida, as follows: <br /> SECTION 1: The following small scale amendments to the Comprehensive Plan of the City <br /> of Zephyrhills are hereby proposed: <br /> (a) All maps depicting land use, traffic circulation, public facilities, recreational sites, and <br /> housing have been amended to include, show and depict the annexed property described above. <br /> Copies of the maps as hereby amended are attached as Exhibit "B" to this Ordinance and are hereby <br /> Record and Return to: . <br /> City Clerk's Office <br /> 5335 8th Street <br /> Zephyrhills, FL 33540 <br />
