iii+ .)t. sF w •C/ , .,. <br /> 13. Maintenance and Repairs <br /> Each site and all improvements shall at all times be constructed, kept and maintained <br /> in first-class condition. All repairs, alterations, replacements or additions to <br /> improvements shall be at least equal to the original work in class and quality. <br /> Each Lessee shall also be responsible at all times for determining that all <br /> improvements and the plans and specifications therefore shall conform and comply <br /> in all respects with these restrictions, all other restrictions of record, all applicable <br /> governmental regulations, and all exterior architectural design, location and color <br /> specifications as may be approved by Site Plan Review Committee. Each owner <br /> shall also adopt and maintain such standards of property space maintenance, <br /> appearance and housekeeping as hail be reasonable and customary for similar <br /> operations or enterprises and shall enforce compliance with such standards by all <br /> tenants, occupants or users of space. <br /> Without limiting the generality of all other maintenance obligations contained <br /> elsewhere in this instrument, each owner shall be responsible for compliance with <br /> all applicable government requirements respecting (i) the prevention of erosion of <br /> its site(s), (ii) the runoff of silt debris or sedimentation from any site onto adjacent <br /> drain systems or other properties, (iii) the removal of any such runoff, erosion or <br /> sedimentation, and (iv) the repair of any damage of such site(s) or adjacent <br /> properties caused by such runoff, erosion or sedimentation. Failure by an owner to <br /> comply with any of the foregoing obligations may subject such owner to certain <br /> governmental sanctions or remedies. In addition, upon any such failure and after <br /> receipt of ten 10 days notice from City of Zephyrhills (or such shorter period as may <br /> be reasonably necessary due to emergency or other conditions then in effect), and <br /> in addition to but without any obligation to do so, may provide substitute <br /> performance of any such obligations at lessee's expense. <br /> 1^ onst:-utior.I?eriod Site:Ma., te: nce <br /> A. During construction each lessee shall be responsible for maintaining a neat site <br /> appearance. All trash and debris must be contained or covered. <br /> B. Construction trailers must be kept at the rear of the site as far from the road frontage <br /> as possible. <br /> 15. Hazardous Storage <br /> No material of hazardous characteristic will be stored except with the explicit written <br /> approval of the Site Plan Review Committee and then in strict compliance with <br /> requirements of Federal and State regulatory agencies. Underground tanks for <br /> storage of liquid petroleum products such as motor fuels are prohibited; requests for <br /> above ground storage of certain materials will be considered on a case basis and <br /> require the explicit written approval of the Site Plan Review Committee. <br />
