• <br /> y[� ,,r 18 <br /> d. in the case of proposed demolition, an estimate from an <br /> architect, developer, licensed contractor, appraiser, or real estate <br /> consultant as to the economic feasibility of rehabilitation or reuse of <br /> the existing structure on the property. <br /> e. the means by which the property was acquired (whether <br /> purchase, gift, or inheritance), the amount paid for the property and <br /> the date of purchase or acquisition. <br /> For income-producing property, the Board may also require the following <br /> additional information: <br /> f. the annual gross income from the property for the previous <br /> two years; and depreciation deduction and annual cash flow before <br /> and after debt service, if any, during the same period. <br /> g. the remaining balance on any mortgage or other financing <br /> secured by the property and annual debt service, if any, for the <br /> previous two years. <br /> h. all appraisals obtained within the previous two years in connection <br /> with the purchase, financing or ownership of the property. <br /> i. any listing of the property for sale or rent, the price asked, and any <br /> offers received within the previous two years. <br /> j. the assessed value of the property according to the two most <br /> recent assessments. <br /> k. real estate taxes paid no the property for the previous two years. <br /> 1. the ownership of the property, whether sole proprietorship, for <br /> profit or not-for-profit corporation, limited partnership, joint <br /> venture or other. <br /> m. any other information, including the income tax bracket of the <br /> owner, applicant, or principal investors in the property, considered <br /> necessary by the Board to determine whether the property does <br /> nor may yield a reasonable return to the owners. <br /> 9. Demolition by Government Agencies: Government agencies having the <br /> authority to demolish unsafe buildings shall receive notice of designation of Historic <br /> Properties and Historic Districts. The Board shall be deemed an interested party and <br /> shall be entitled to receive notice of any public hearings conducted by said government <br /> agency regarding demolition of any designated property. The Board may make <br /> recommendations and suggestions to the government agency and the owner(s) relative <br /> to the feasibility of and the public interest in preserving the designated property. <br /> 10. Failure to Decide: Failure of the Board to decide on an applied for <br /> Certificate of Appropriateness within the set time limit shall constitute approval of the <br /> application. <br /> 11. Required Maintenance: Owners of Historic Properties and contributing_ <br /> resources within Historic Districts shall not allow their buildings to deteriorate by failing <br /> to provide ordinary maintenance or repair. <br />
