PG 115 <br /> BE IT ORDAINED by the City Council of the City of Zephyrhills, Florida, sitting1171143 <br /> in regular meeting that: <br /> Section 1: That Chapter 6, Land Use Regulations(Zoning), Section 6250, Light <br /> Industrial Zoning District (L-I) Building Setbacks of the Zephyrhills Land Development <br /> Code is hereby amended and shall henceforth read as follows: <br /> CHAPTER 6 Land Use Regulations (Zoning): <br /> SECTION 6250 Light Industrial Zoning District(IA): <br /> Building Setbacks <br /> Minimum building setbacks as measured from lot lines are: <br /> front: 50 feet <br /> 75 feet if adjacent to residentially zoned areas <br /> side: 50 feet <br /> 75 feet if adjacent to residentially zoned areas <br /> rear: 50 feet <br /> 75 feet if adjacent to residentially zoned areas <br /> Section 2: That Chapter 6, Land Use Regulations (Zoning), Section 6250, Light <br /> Industrial Zoning District(L-I)Buffers of the Zephyrhills Land Development Code is hereby <br /> amended and shall henceforth read as follows: <br /> CHAPTER'6 Land Use Regulations (Zoning): <br /> SECTION 6250 Light Industrial Zoning District(L-I): <br /> Buffers <br /> Where a light industrial district(LI)is adjacent, abuts or is separated by an alley or <br /> easement only, from a residentially zoned district or existing residential use, the site plan <br /> review shall address the need for visual buffers to screen the industrial use. Buffers shall be <br /> a minimum of 25° of landscaping with a constructed buffer that shall be approved by Site <br /> Plan Review Committee.
