EXHIBIT "A" <br /> To City of Zephyrhills Ordinance No. (poi- <br /> The <br /> poGThe following data and analysis was presented and approved by Motion by the City Council <br /> of the City of Zephyrhills, Florida, at public hearings held on October 25, 1993, and November 8, <br /> 1993, and serve as Exhibit "A" of Ordinance No. 584, providing for adoption of the amendment to <br /> the Comprehensive Plan of the City of Zephyrhills. <br /> L ANNEXATIONS: <br /> 1. Availability of and Demand upon Services: <br /> A. Potable Water and Sanitary Sewer: <br /> (1) Zephyrhills Wesleyan Church - 2.9 acres. Water currently serves the site and <br /> sewer will be provided. Sewer is available and serves other properties located in the C Avenue/20th <br /> Street vicinity, which already are in the City. This property is located within a residential land use <br /> designation,with its higher use and based upon like development in the City, it.is_estimated that actual <br /> water consumption could total 10 GPD and 10 GPD of wastewater. (This site is a church and church <br /> addition is under construction. Monthly water/sewer consumption is expected to be 3,000 gallons <br /> respectively.) <br /> (2) Tarr°s Travel Trailer Park-5 acres. Designated within a residential land use, <br /> this site currently is served by a well and septic tank. City code requires connection'to city water and <br /> sewer when both are available to the property. This property will be required to connect to city <br /> services when consumption exceeds well and septic capacity or if problems develop with either <br /> system. Any further development will require immediate connection to the City system. A; its <br /> highest use this site may accommodate 43 RV trailers and two mobile homes. Average daily <br /> consumption for RV trailers is 75 GPD with a total consumption of 3,225 GPD. Sewer usage would <br /> equal 2,418 GPD. Average consumption for the two mobile units is 170.GPD of water.and 127 GPD <br /> sewer consumption. <br /> (3) Colonial II RV Annexation-2.3 acres. This parcel, located;within a residential <br /> land use designation, is a RV park with 36 units. While previously located outside the City li its, <br /> this property is within the City's utility service area and receives City services. Average.water wage <br /> totals 2,700 GPD with 2,025 GPD sewer consumption. <br /> (4) Moates Property - 10 acres. This parcel will have residential land use. Water <br /> and sewer lines adjoin this property (to serve Colonial II RV) on the north and east. The <br /> owner/developer will be required, per City policy-and detailed in the City's Land Development Code, <br /> to extend lines onto their property af their cost. Asa proposed"residential development of 31 single <br /> family homes, at its highest use, 4,185 GPD of water and 3,138 GPD of sewer will be used. <br /> Density is estimated at no more than 3.3 units per acre. The City Utilities Department <br /> estimates average residential household usage of 135 gallons per day. It also assumes that 75% of <br /> water usage is returned to the wastewater system. <br /> These annexations will not adversely affect or impact the City's ability to provide potable <br /> water and sanitary sewer. <br /> B. Solid Waste: <br /> (1) Zephyrhills Wesleyan Church: The level of service standards for equivalent <br /> non-residential solid waste disposal is based upon 1.5 ton/year/dwelling unit. All solid waste is <br /> collected twice a week. Based upon like development (church use), this site can be expected to <br /> generate 1.5 tons of garbage annually. <br /> °R3373' 176$ <br />
