• <br /> -OR BK .31p.0-7 PG 11324- <br /> I B24 <br /> 4of8 <br /> EXHIBIT "A " <br /> To the City of Zephyrhills Ordinance No.: 640 <br /> The following data and analysis was presented and approved by motion by the city council <br /> of the City of Zephyrhills Florida at public hearings held on June 24, 1996 and July 8, 1996, and serve <br /> as Exhibit "A" of Ordinance No. 640, providing for an adopted amendment to the Comprehensive <br /> Plan of the City of Zephyrhills. <br /> L ANNEXATIONS: <br /> 1. Availability of and demand upon services: <br /> A. Potable Water and Sanitary Sewer: <br /> (1). City of Zephyrhills -33 acres. Water currently serves the site and sewer can be <br /> provided. Sewer is available and serves other properties located at the municipal airport which abuts <br /> this site. This property is located within an industrial land use designation, with its highest use and <br /> based upon like development in the city, it is estimated that actual water consumption could total <br /> 5,246 GPD and 3,672 GPD of wastewater. (This site is a former parachute center.) <br /> (2). Hammond site-4.7 acres. Designated within an industrial land use, no utilities are on <br /> site. City code requires connection to city water and sewer when both are available to the property. <br /> Development will require immediate connection to the city System. This site is adjacent to the city <br /> site (#1 above). Estimated water consumption is 1,311 GPD and 918 GPD of wastewater usage. <br /> (3.) Armstrong property - .8 acres. This parcel, located within a residential land use <br /> designation, is a single family residence. While previously located outside the city limits, this property <br /> is within the city's utility service area and receives city services. Average water usage totals 135 GPD <br /> and 101 GPD of sewer. <br /> (4.) Moates property - 5 acres. This parcel has a residential land use. Water and sewer <br /> lines adjoin this property (at the 10 acre first phase) on the north. The owner/developer will be <br /> required, per City policy and detailed in the City's Land Development Code, to extend lines onto this <br /> property at their cost. As a proposed residential development of 15 single family homes, at its highest <br /> use, 2,092 GPD of water and 1,569 GPD of sewer will be used. <br /> Density is estimated at no more than 3.3 units per acre. The City Utilities Department estimates <br /> average residential household usage of 135 gallons per day. It also assumes that 75% of water usage <br /> is returned to the wastewater system. <br /> (5.) Phyllis Rose site ,(Great Spring Water Co.)- 8.75 acres. Located within a current <br /> residential land use, this site abuts an industrial facility to the north. Proposed land use designation <br /> is industrial. Water and sewer is available at the northern site. Estimated highest usage is 2,587 GPD <br /> of water consumption with 1,810 GPD of sewer usage. <br /> These annexations will not adversely affect or impact the City's ability to provide potable water and <br /> sanitary sewer. <br /> B. <br /> Solid Waste: <br /> (1). City of Zephyrhills site. The level of service standards for equivalent non-residential <br /> solid waste disposal is based upon 1.5 ton/year/dwelling unit. Solid waste is collected twice a week. <br /> Based upon like development, this site can be expected to generate 200 tons of garbage annually. <br /> (2). Hammond site. The level of service standards for equivalent non-residential solid waste <br /> disposal is based upon 1/5 ton/year/dwelling unit. Solid waste is collected twice weekly. Based upon <br /> like development, this site can be expected to generate 29 tons of garbage annually. <br /> 1 <br />
