cam.n CP 7 e„,0.6 ). 0,,, ' i ORDINANCE NO. 488 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ZEPHYRHILLS , FLORIDA, VACATING PLATTED RIGHT-OF-WAYS LOCATED IN PHASES I AND II OF WEDGEWOOD MANOR SUBDIVISION. WHEREAS , SOUTHERN CHARM HOMES , INC. is the owner of WEDGEWOOD MANOR SUBDIVISION, a planned unit development located within the corporate limits of the City of Zephyrhills , Florida, and WHEREAS , the ' City has approved the plat .for WEDGEWOOD MANOR - PHASE I and II, and / WHEREAS , the owner and developer of WEDGEWOOD MANOR -_ PHASE I and II , has requested that the City vacate all public right-of-ways contained within the WEDGEWOOD MANOR -.PHASE I and II plat, said right-of-ways having been previously dedicated to the public , pursuant to plat of Zephyr Colony Company Lands , Plat Book 1 , Page 55 , and WHEREAS , the owner and developer, SOUTHERN, CHARM HOMES;. 111 INC. has assured the City that any future phases of WEDGEWOOD MANOR shall provide to the City adequate acce'ss- to .tier' into` the water and sewer systems of WEDGEWOOD MANOR, Arica -. WHEREAS , the City finds that it is in the best interest of the municipality and the public at large that the property be developed without the encumbrance of the public right-of- ways . NOW, THEREFORE, be it ordained by the City Council_ -of' the City of Zephyrhills , that: 1 . All Zephyrhills Colony Company Land platted piihlic right-of-ways crossing over and across the property described" J and contained in WEDGEWOOD MANOR - PHASE I and II-ias per plat thereof as recorded in Plat Book 27 , Page 11 , Public Records , i of Pasco County, Florida, are hereby vacated. 2 . This Ordinance shall not affect the dedication contained on the Plat regarding easements given by the developer to the City for water, sewer or other utilities .
