smaller than prescribed by this Zoning Code except as <br /> expressly approved by the Board of Adjustment . <br /> No space which has been counted as part of a yard, or <br /> other open space required by this Ordinance, may, by reason <br /> of change in ownership or otherwise, be counted or calculated <br /> to satisfy or comply with a yard or other open space <br /> requirement of or for any other building. <br /> 5-8 REQUIRED FRONTAGE OF LOTS AND REQUIRED ORIENTATION OF <br /> PRIMARY BUILDINGS <br /> All lots of record that are to be used for buildings <br /> shall have frontage on a public right-of-way. All primary <br /> buildings (residential , commercial or industrial) shall have <br /> primary access from a public right-of-way. In no case shall <br /> primary access be from an alley, crosswalk or pedestrian way. <br /> All single family and duplex dwelling units shall have a <br /> primary entrance facing a public right-of-way and be on a lot <br /> which has street frontage. <br /> All lots of record that are to be used for buildings <br /> 11/ <br /> shnll acness to a public <br /> t,rcct J-. _ ?i ect <br /> frontage or via a public right-of-way. Adequacy of access ,• <br /> shall be determined by the Site Plan Review Committee if not <br /> by direct street frontage . Specific criteria for adequacy of ;"' <br /> access shall be approved by City Council . <br /> 5-9 DIVISION OF LOTS <br /> No lot of record shall hereafter be divided unless , <br /> following any division, each part by itself or in combination <br /> with adjoining lot(s) shall conform with all regulations of <br /> the zoning district in which the property is located. To <br /> insure that lots or parcels which are created shall not <br /> subsequently be subdivided, transferred, conveyed or sold in , <br /> any unit other than its entirety, the owners shall •.be <br /> required to execute a "Unity of Title" document which shall <br /> be recorded with the Clerk of the Circuit Court , Pasco <br /> County, Florida. <br /> 0.
