1+� <br /> , <br /> G 0 ORDINANCE NO. 397 <br /> t\6 <br /> AN ORDINANCE OF THE CITY OF ZEPHYRHILLS TO BE KNOWN AS • <br /> THE "CITY OF ZEPHYRHILLS ZONING ORDINANCE" ESTABLISHING <br /> DEVELOPMENT GOALS , PROVIDING DEFINITIONS , PROVIDING FOR <br /> ADMINISTRATION AND ENFORCEMENT, ESTABLISHING MINIMUM <br /> REQUIREMENTS FOR ZONING DISTRICTS , SETTING FORTH <br /> SUPPLEMENTARY DISTRICT REGULATIONS , ESTABLISHING PARKING <br /> REQUIREMENTS , SUMMARIZING CRITERIA FOR CERTAIN <br /> CONDITIONAL USES , INCORPORATING AN OFFICIAL ZONING MAP , <br /> REPEALING ALL ORDINANCE OR PARTS OF ORDINANCES IN <br /> CONFLICT HEREWITH . <br /> BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF <br /> ZEPHYRHILLS, SITTING IN REGULAR SESSION AS FOLLOWS : <br /> 1 . PURPOSE . <br /> Establishing zoning districts and administering zoning <br /> regulations is necessary to guide and coordinate development <br /> of land uses in the City of Zephyrhills for the purpose of <br /> protecting and improving the public health , safety and <br /> general welfare . This ordinance and the Zoning Map of the <br /> City of Zephyrhills dated July 28, 1986, which is hereby <br /> adopted and made a part hereof by reference, shall be known <br /> 111 as "The City of Zephyrhills Zoning Ordinance . " In <br /> interpreting and applying the provisions of this ordinance , <br /> they shall be held to be the minimum requirements for the <br /> promotion of health , safety and the general welfare of the <br /> City and its citizens . It is not intended by this ordinance <br /> to interfere or abrogate or annul any rules or regulations <br /> previously adopted or permits previously issued by the City <br /> which are not in conflict with any provisions of this <br /> ordinance, nor is it intended by this ordinance to interfere <br /> with or abrogate or annul any easements , covenants , building <br /> restrictions or other agreements between parties ; provided, <br /> however , that where this ordinance imposes a greater <br /> restriction upon the use of the buildings or premises or upon <br /> the height of the building , or requires a larger open space <br /> than is imposed or required by such ordinance, rules , <br /> regulations or permits , or by easements , covenants , building <br /> a <br /> lam- ` t.
