2. It is acknowledged that the owner and the City <br /> have entered into certain covenants which shall apply to the <br /> afore-described portions and which covenants shall be binding <br /> upon the owner, its successors, heirs and assigns , to-wit: <br /> (a) Mitchell & Mitchell Enterprises, Inc. , and <br /> Ross Mitchell shall retain ownership and maintenance of- all <br /> streets and all water and sewer lines located in the mobile <br /> home park. -- <br /> (b) The annexed property shall continue to be zoned <br /> for mobile home park. <br /> (c) All lots will be charged the normal sewer impact fee. <br /> (d) Garbage dumpsters and trash bins will be required <br /> in the mobile home park. - <br /> 3 . The property shall continue to be serviced by one <br /> master water meter and all lots connected as of October 24 , <br /> 1980, shall not be assessed an impact fee, provided, however, <br /> all lots connected after the afore-referenced date shall be <br /> charged the normal municipal water impact fee. <br /> -------4. The present mobile home lots located thereon shall <br /> be grandfathered as approved lots; the front unplatted <br /> section of the property is approved for three additional mobile <br /> home lots with the remainder of that area to be left as open <br /> space. <br /> 5. All lots shall be connected to the sewer system within <br /> twelve months; the four lots presently used as drain fields <br /> located in the NE corner shall remain open space on which <br /> no mobile home shall be located. <br /> 6 . The owner shall be responsible for all expenses , <br /> including legal fees reasonably necessary to accomplish the - <br /> afore-stated purposes. <br /> 7. That it is hereby deemed to be in the best interest . <br /> of the City of Zephyrhills that the lands above described be <br /> annexed to and become a part of the City of Zephyrhills upon , <br /> 0I.1117 PG 0442 <br />
