Lease Termination: Lessee may terminate the Lease Agreement upon thirty (30) ' <br /> days written notice of intent to terminate the lease. Within five (5) days after <br /> termination of the Lease Agreement, Lessee and shall restore the Premises to its <br /> condition as of the date of Lease Commencement, subject to ordinary wear and tear. <br /> If restoration is not performed within such time period, Lessor shall have the right to <br /> make such restoration and Lessee shall reimburse Lessor for its reasonable cost in : <br /> restoring the Premises. Lessee shall remove its Leasehold Improvement within thirty <br /> - ` �•� (30) days�_after the termination of this Lease: � <br /> Lessor may also terminate this Lease with 30 days written notice to the Lessee of <br /> their intent to do so. <br /> � <br /> 12. Lessee agrees to procure and maintain insurance at all times during this Lease <br /> Agreement is in effect, at its sole cost and expense, comprehensive public liability <br /> insurance in an amount not less than $1,000,000 per occurrence combined single <br /> limit bodily injury and property damage liability with $2,000,000 aggregate limit for the I <br /> protection of the Lessee and naming Lessor as additional insured. Lessor shall be <br /> furnished with satisfactory proof for this existence of such coverage. � <br /> 13. Assignment: Lessee shall not assign this Lease Agreement nor sub-let the Premises <br /> without the written approval of Lessor. <br /> 14. Lessee covenants and agrees that it will not suffer nor permit any mechanic's, <br /> laborer's, or materialmen's liens to be filed or placed against the Premises or the <br /> Lessor's interest therein and that it will indemnify and save the Lessor harmless from <br /> all loss or damage resulting to the Lessor on account of such liens. Lessee shall <br /> promptly pay and discharge all of such liens and claims that may at any time be filed <br /> against the Premises or any improvements thereon. Lessor shall have the right to pay i <br /> and discharge any liens if not paid and discharged by lessee within 30 days notice ' <br /> from Lessor. Lessee shall reimburse Lessor for any cost in paying or discharging such <br /> liens plus 15% interest until such time as Lessor is reimbursed by Lessee. <br />
