i <br /> �"' ' IIII lllillllllllllillllllllllllllllll{IIIIIIIIIIIillll • <br /> 2017105391 ; <br /> RESOLUTION NO.733-17 ' <br /> A RESOLUTION RELATING TO ZONING; APPROVING A <br /> CONDITIONAL USE TO AN ACCESSORY DWELLING UNIT ON <br /> PROPERTY ZONED Ll SINGLE FAMILY RESIDENTIAL; FINDING <br /> CONFORMITY WITH THE COMPREHENSIVE PLAN;PROVIDING AN <br /> EFFECTIVE DATE. <br /> WHEREAS,an application was filed by Jamie Crews for a conditional use to allow an y� <br /> accessory dwelling unit being a residential structure to be constructed on property with the parcel m <br /> ID No. 19-26-22-0000-00400-0010;and o <br /> WHEREAS,the subject property zoning is Ll (Light Industrial)and an accessory dwelling unit <br /> is permitted in conjunction with the permitted industrial use only as-a conditional use pursuant to , <br /> \ the City's zoning ordinance,and consists-of approximately 7.95 acres;and; <br /> WHEREAS,the Site Plan Review Committee and the Planning Commission recommended m m <br /> approval of the conditional use with the following condition(s). m <br /> a.) The holder of the Conditional Use permit cannot object to future industrial uses on <br /> parcels surrounding the subject property; <br /> b.) The accessory dwelling unit will remain as part of the original parent parcel in <br /> conjunction with the permitted industrial use and shall not be separated; <br /> c:) The holder of the Conditional Use permit shall be authorized to utilize the <br /> site/location of the use only in the manner specified in written approval and <br /> conditions specified therein. Any substantial expansion,change,or alteration in the <br /> future will require approval from City Council; <br /> d.) Alteration or change of a Conditional Use shall be deemed to exist where a <br /> substantial modification of any of the standards provided in condition C(above) ®5 <br /> results from activity associated with the conditional use or where a substantial change x N o <br /> of circumstances or conditions arise;and N m <br /> e.) Conditions and stipulations must be part of written approval and conform to or <br /> followed by the applicant or any successor in interest. — — - <br /> 3 n <br /> NOW THEREFORE,BE IT RESOLVED-BY"THE CLTY"C-OUNCII:OF TITE <br /> CITY OF ZEPHYRIIILLS,FLORIDA: m <br /> Section 1. The foregoing findings and conditional use petition are incorporated herein by o <br /> reference and made a part hereof. 3 <br /> 0 <br /> Section 2. The conditional use/accessory dwelling unit,specifically a single family residence z <br /> located on property with the parcel ID No.19-26-22-0000-0040-0010 is hereby approved. <br /> Section 3. The conditional use is approved for the benefit of the applicant only and for the use as <br /> specified within the application only,subject to the conditions herein. The character or benefit <br /> of this conditional use shall not be changed or transferred without City Council approval by <br /> resolution. <br /> Section 4.
