tic <br /> • <br /> ORDINANCE NO. 1394-20 io- id-tee <br /> County: , � r' <br /> AN ORDINANCE OF THE CITY OF ZEPHYRHIL %l �74S,f6Apme: <br /> PROPOSING AN AMENDMENT TO THE CITY'S COMPREHENSIVE <br /> PLAN, SPECIFICALLY AMENDING THE FUTURE LAND USE <br /> ELEMENT RESIDENTIAL URBAN & MIXED USE CLASSIFICATIONS <br /> DENSITY THRESHOLD AND POLICY LU-1-2-1 OF THE FUTURE LAND <br /> USE ELEMENT AND TABLE 7.01.01 AND SECTION 2.01.03.06 OF THE <br /> LAND DEVELOPMENT CODE; PROVIDING FOR TRANSMITTAL AND <br /> AN EFFECTIVE DATE. <br /> WHEREAS, the City Council desires to amend the City of Zephyrhills' Comprehensive <br /> Plan as it related to density threshold of the Residential Urban density threshold from 14 to 20 <br /> units per gross acre in the Future Land Use Element and Land Development Code; and <br /> WHEREAS, the Zephyrhills Planning Commission has reviewed the proposed <br /> amendment and has recommended approval by the City Council; and <br /> WHEREAS, based upon the recommendations of the Zephyrhills Planning Commission <br /> to the City Council, said Council has prepared the amendments to the City's Comprehensive Plan <br /> and Land Development Code and is hereby transmitting them to the Florida Department of <br /> Economic Opportunity,Division of Community Development and such other agencies as required <br /> by Section 163.3184, Florida Statutes; and <br /> WHEREAS, the City Council desires to hereby formally adopt the amendment to the <br /> City's Comprehensive Plan and Land Development Code. <br /> NOW,THEREFORE,BE IT ORDAINED by the City Council of the City of Zephyrhills, <br /> Florida, as follows: <br /> Section 1. Recitals. <br /> The Whereas Clauses above are true and accurate and are incorporated by reference <br /> and made a part of this Ordinance. <br /> Section 2. Authority. <br /> This Ordinance is enacted pursuant to Chapter 163, Florida Statutes, and under the <br /> home rule powers of the City. <br /> Section 3. Amendments. <br /> Comprehensive Plan—Future Land Use Element: <br /> 1.) Page LU — 17 (Mixed Use future land use classification) - Increase maximum <br /> density per gross acre from 14 to 20 units per acre—(See Exhibit 1); <br /> 2.) Page LU — 15 (Residential Urban future land use classification) — Increase <br /> maximum density per gross acre from 14 to 20 units per acre—(See Exhibit 2); <br /> 3.) Policy LU-1-2-1 (c)—Residential Urban- 14 to 20 units/gross acre—(See Exhibit <br /> 3). <br /> Land Development Code: <br /> 1.) Table 7.01.01 Density,Area, Height& Bulk Requirements—R4 maximum <br /> density increase to 20 units per gross acre; <br /> 2.) Section 2.01.03.06 —This category is established to identify areas of the City <br /> appropriate for higher density mixed duplexes and multi-family residential <br /> development. The maximum density of development shall be 20 units per <br /> gross acre with a maximum of 75%impervious area(See Exhibit 4). <br /> Section 3.
