Any exterior device and its accessories shall have its light source diffused or shielded from <br /> view of the street and adjacent properties. Flood lights are not permitted. <br /> General: Maintenance of outdoor equipment may include but is not limited to; cleaning to <br /> remove dirt and algae/mildew; painting surfaces that are suitable for painting to <br /> maintain the original color; replacing elements including but not limited to fan blades and <br /> lamp shades if damaged,disfigured, discolored or missing. <br /> If any light goes out,the bulb will need to be replaced within thirty(30)days or the fixture <br /> will need to be removed. <br /> Facade — General <br /> All facades (sides) of a residence shall reflect a unified architectural treatment; however, there shall be a <br /> hierarchy of treatment based on location, function and level of pedestrian interaction. The specific <br /> standards for facades are divided into primary front, secondary front, side, interior and back facades. <br /> Façades shall use a combination of architectural details, materials, window and door patterns and other <br /> design features to form a cohesive and visually interesting design. <br /> Primary Front Facade: is that side of the building that generally faces the Primary Street.This side shall <br /> include a point of pedestrian ingress/egress for the general public to access the building. <br /> This side showcases much of the building that the general public will be viewing on a daily <br /> basis. <br /> The Primary Front Façade of the building within the Gateway PUD shall incorporate <br /> windows and porches. In addition,the Primary Front Façade shall incorporate at least two <br /> (2) of the following architectural elements: <br /> • A change in plane equal or greater than three (3) inch (wall projection or recess) <br /> • Variety in color, material, and/or texture <br /> • Fenestration <br /> • Ornamental doors <br /> • Awnings <br /> • Shutters <br /> • Arches <br /> • Columns <br /> • Cornices <br /> Garage doors are not permitted to be part of the Primary Front Façade. Garages doors <br /> are not permitted to face or have access to the Primary Street within the Gateway PUD. <br /> Blank walls,walls that are uninterrupted by architectural elements greater than 6'tall and <br /> 10'wide are not permitted. <br /> For multi-family buildings, each residential unit is encouraged to have a slightly different <br /> façade. This may be achieved with color, texture, material, change in plane or other <br /> architectural features.
