Whenever possible, wrap-around porches extending to multiple sides of the main structure are <br /> encouraged. <br /> General: Porches shall be designed with many of the same architectural elements that are <br /> incorporated in the facade of the building. <br /> Facades facing the Primary Street without a porch are not permitted. The porch on the <br /> facade facing the Primary Street must extend along at least 40%of the facade. <br /> The porch may encroach the front build-to-line of the lot five (5) feet. Porches may not <br /> encroach the side build-to-line or side setbacks. <br /> The porch may utilize columns, railing, planters, or landscaping to delineate the limits of <br /> the porch. These elements shall match the facade the porch is attached to. <br /> The porch along the Primary or Secondary Street shall have a solid surface ceiling. <br /> The porch shall not obstruct sightlines at intersections. <br /> Windows <br /> Windows are a vital element which link the private and public realms. Windows within the Gateway PUD <br /> shall create a consistent and cohesive fenestration pattern. They shall be designed to be appropriate for <br /> the architecture of the building they are incorporated into. Windows should be used to enhance building <br /> facades. <br /> General: The color of the window trim should match the color of the trim on the building. <br /> Windows shall be clear and double hung in appearance. Alternative window styles such <br /> as single hung, frosted and stain glass will need to be submitted for review by the <br /> Zephyrhills CRA Director for comment and/or approval. <br /> Window tinting and film must have no pattern or color variation when installed. It may <br /> not extend beyond the edge of the glass. Visible light reflection may not exceed 15%. <br /> Visible light transmission shall be a minimum of 50%. <br /> Solar screens are generally not permitted. <br /> Facades shall employ techniques to recess or project individual windows at least two <br /> inches from the façade or incorporate window trim at least four (4) inches in width <br /> that features color that contrasts with the base building color. Exceptions will be <br /> considered if the building employs other distinctive window or façade treatment that <br /> adds visual interest. Windows with no trim or relief are prohibited. <br /> Architectural elements such as planter boxes are strongly encouraged. Planter boxes must <br /> be maintained regularly and must not have dead or dying plant material within. <br /> Façades facing Primary or Secondary Streets without windows are not permitted. "Fake" <br /> windows to achieve façade requirements will need to be submitted for review by the <br /> Zephyrhills CRA Director for comment and/or approval. <br /> Gateway PUD Architectural Standards 111 <br />
